As a redevelopment promotion district behind the Cheonho area, direct benefits expected from the Line 5 extension boom, popular outlook anticipated
The strong performance of the Gangnam area in Seoul continues unabated. Despite the government identifying the Gangnam area as the epicenter of the rapid rise in housing prices and implementing strong real estate regulations such as tax and loan restrictions, the realization of official land prices, and supply measures, the Gangnam area is thriving. Housing prices are also rising day by day.
What is particularly noteworthy is that the development benefits, which had been concentrated in Gangnam or Songpa, have recently shifted eastward, increasing interest in Gangdong-gu.
According to the Korea Real Estate Board, the Seoul apartment sales price index was 116.3 in May, up 2.4 points from the beginning of the year. Among these, the southeast area sales price index, including Gangnam, Seocho, Songpa, and Gangdong, rose 2.9 points, higher than the average, reaching 118.6. Gangdong-gu is closely following Songpa-gu, with a sales price index of 119.3, higher than Gangnam and Seocho.
This advancement of Gangdong-gu is due to ongoing development benefits and transportation network expansion. The representative projects for Gangdong-gu development are the Cheonho-Seongnae Redevelopment Promotion District and the Cheonho New Town project. This project divides six zones into central and residential types for development, and once all redevelopment is completed, the area is expected to be reborn as the "Second Jamsil."
The Cheonho-Seongnae Redevelopment Promotion District project aims to create a mixed residential area combining business, commercial, and residential spaces centered around Cheonho-daero, Gangdong-gu's representative commercial street. Accordingly, the new complex "Gangdong Station Mark One," which is expected to directly benefit from this project, is also attracting attention.
Gangdong Station Mark One mainly consists of small to medium-sized units preferred by actual buyers, and various infrastructures are established nearby, promising convenience in daily life.
From the upper part of the complex, it is only about 20 meters to Exit 4 of Gangdong Station on Line 5, allowing residents to enjoy the advantage of being an ultra-station area directly connected to the subway station. Line 5's extension section, connecting the terminal Sangil-dong Station to Hanam Geomdansan Station over 7.7 km, opened in March last year, enabling quick access to areas such as Godeok Gangil District, Misa, and Hanam. The complex faces Cheonho-daero, which will become the gateway center of Gangdong through ultra-high-rise mixed-use development of business, commercial, and residential spaces, and it also provides easy access to Olympic-daero.
Safe commuting for children is also possible. Seongil Elementary School is nearby, and Seongnae Middle School, Hansang Middle School, Youngpa Girls' Middle School, and Dunchon Middle School are all within close proximity. Prestigious school districts such as Paejae High School, Hanyoung Foreign Language High School, Boin High School, Dunchon High School, and Boseong High School are also formed nearby, providing excellent educational conditions.
Various infrastructures are established around the complex, making daily life convenient. Large shopping facilities such as E-Mart Cheonho Branch, 2001 Outlet Cheonho Branch, and Hanaro Mart are located nearby. Shopping, cultural, and leisure infrastructures such as Olympic Park, Iljasan Park, Gildong Ecological Park, and Gangdong Sacred Heart Hospital are also richly situated.
A representative of Gangdong Station Mark One said, "Due to the successive successes of projects within the Redevelopment Promotion District, the residential environment around Cheonho-daero is greatly improving," adding, "It is an ultra-station area complex that shares the same living infrastructure with nearby Songpa-gu and also shares the Gangnam living area."
He further explained, "Regardless of whether you have a subscription savings account, you can apply as a union member, providing an opportunity to purchase your home at a reasonable price."
Meanwhile, the Gangdong Station Mark One sales office is located in Songpa-gu, Seoul, and operates a prior visit reservation system to prevent COVID-19 and ensure visitor convenience and minimize contact between visitors.
