‘Namyangju Changhyeon Kumho Eoullim’, Which Started the 2nd Member Recruitment Last Month, Expected to Close Early

As attention rapidly increases toward the Namyangju area, recognized as a beneficiary region of GTX (Greater Seoul Metropolitan Area Express Railway), ‘Namyangju Changhyeon Kumho Eoullim,’ praised for its stable acquisition of project land and excellent accessibility to Seoul, is expected to close its second round of membership recruitment early.


Located about a 10-minute walk from Maseok Station in Namyangju City, ‘Namyangju Changhyeon Kumho Eoullim’ is being developed with 15 apartment buildings totaling 1,334 households. Since the official start of member recruitment last month, nearly all of the 400 units available in the second round have been contracted, entering the final stage of recruitment.


According to the 4th National Railroad Network Construction Plan announced by the Korea Transport Institute at the end of April, Maseok Station near the site has been designated as the terminus of the GTX-B line, and a GTX vehicle depot will also be constructed in this area, making it one of the biggest beneficiary regions.


The real estate industry explains that interest is bound to grow since Hwado-eup in Namyangju City, which includes existing new towns such as Dasan and Byeollae as well as the 3rd new town planned Wangsukcheon District, remains a non-regulated area.


Apartment sale prices in the area have also surged significantly. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system, a 59㎡ unit in ‘Namyangju Raon Private’ in Hwado-eup, Namyangju City, which was traded at 235 million KRW in January 2020, was traded at 410 million KRW in January this year, nearly doubling in price.


The acquisition of project land by the Changhyeon Regional Housing Association also served as a selection criterion for contract holders. Regional housing associations are subject to strengthened regulations requiring ownership of at least 95% of the project land by the time of project plan approval. Changhyeon Regional Housing Association has already met the land ownership criteria, which has been highlighted as an advantage in this second round of member recruitment.


Additionally, convenience of access to Seoul played a role. Even before the GTX opens, it is possible to reach Jamsil Station within 30 minutes via the Hwado IC near the complex using the Seoul-Yangyang Expressway, and the connection to Gangbyeonbuk-ro via the Suseok-Hopyeong Expressway provides excellent accessibility to Seoul.


Moreover, the appeal lies in the ability to enjoy both convenient urban life and a pleasant natural environment simultaneously. Surrounding the project site are shopping facilities such as Lotte Mart and Hanaro Mart, as well as abundant lifestyle convenience facilities including financial and administrative institutions.


Namyangju Changhyeon Kumho Eoullim plans to create a ‘Modern Square’ for leisurely daily life and a ‘White Water Garden’ featuring a refreshing waterfall within the complex as part of its specialized design. It will also develop a ‘Walking Trail’ for relaxation and a ‘Water Drop Playground’ for children, aiming to become a community and park-style apartment complex.


The project operator, ‘Changhyeon Regional Housing Association,’ stated, “Despite the limitations on face-to-face sales during the COVID-19 pandemic, interest in the complex has been unexpectedly high, so we expect to close member recruitment earlier than anticipated. As the recruitment schedule accelerates, the project progress will also speed up accordingly.”


Meanwhile, the promotional center for Namyangju Changhyeon ‘Kumho Eoullim’ is operating in Guri City until the end of member recruitment and is implementing a reservation system to prevent the spread of COVID-19.


To ensure visitors can tour safely, the center is regularly disinfected twice daily and is equipped with mist disinfectors, thermometers, hand sanitizers, and shoe covers to thoroughly maintain COVID-19 prevention measures.
