Second House Enjoyed Within 90 Minutes from Seoul, Lifestyle Accommodation Facility 'Grangbay Naksan' Attracts Demand

As various "healing and therapeutic spaces" in Korea have been introduced through media channels due to COVID-19, the demand for second houses has simultaneously increased.


A real estate official in a tourist area stated that inquiries about securing second houses near tourist destinations have particularly increased since COVID-19. They forecast that places combining accessibility to the metropolitan area with natural scenery such as mountains and the sea will see even greater demand in the future.


Amid this trend, the recently announced lifestyle accommodation facility optimized as a second house within 90 minutes from Seoul, "Grand Bay Naksan," is attracting attention as it is set to be built in Yangyang, Gangwon Province.


Along with accessibility from the metropolitan area, lifestyle accommodation facilities are gaining popularity as investment products, which has significantly increased interest.


Currently, lifestyle accommodation facilities are a new concept of lodging that combines the advantages of hotels and officetels. They are subject to the Building Act rather than the Housing Act, resulting in relatively fewer regulations.


Although specific regulatory measures were additionally established in April this year as investment funds in real estate have shifted toward "lifestyle accommodation facilities," the industry consensus is that locations with optimized positioning and so-called marketability remain excellent investment items regardless of additional regulations.


In particular, "Grand Bay Naksan" is highly regarded because it is located in a tourist area that attracts about 15 million visitors annually, and Naksan Beach, one of Korea's top three beaches popular among tourists and surfers, lies right in front of the facility.


Regarding transportation, it is easy to access nearby Sokcho City and Gangneung City via National Route 7. The Donghae Expressway connecting Sokcho, Yangyang, Donghae, and Samcheok, the Seoul-Yangyang Expressway leading to Seoul, and the Yeongdong Expressway connecting to Incheon are all conveniently accessible. The opening of the Chuncheon-Sokcho East-West High-Speed Railway in 2026 is also noteworthy.


Nearby famous tourist spots include Naksan Port and Naksansa Temple, and tourist areas such as Yangyang Auto Camping Site, Osan-ri Prehistoric Museum, and Yangyang Sol Beach are easily reachable. The estimated annual number of visitors to this region is about 15 million.


Meanwhile, "Grand Bay Naksan," which will be supplied with a total of 436 units ranging from 27㎡ to 66㎡ across six basement floors to 20 above-ground floors, is being constructed by "Camu E&C." Showrooms have been set up in two locations: Seocho-gu, Seoul, and Yangyang-gun, Gangwon Province.
