As the largest advanced knowledge industry center supplied in Western Busan, benefits expected from development prospects
The Busan-type industrial complex renovation project has been selected as a national project with a budget of 1.234 trillion KRW, and plans for industrial complex regeneration, advancement, and job creation are underway. The Saha and Sasang districts, Eco Delta City, and Myeongji-Noksan industrial clusters, located at the heart of the Busan industrial cluster, are expected to be key development hubs along Busan’s development axis.
The Sinpyeong-Jangnim Industrial Complex in Saha-gu, designated as an ‘Innovative Industrial Complex’ in 2016, is actively undergoing spatial reorganization, structural advancement, and improvements to the working and residential environment. It is expected to be rebuilt as an ICT-converged urban high-tech industrial complex in the future.
Along with the industrial complex structural advancement project, Busan City is recently formulating a large-scale industrial complex renovation plan. By creating a smart industrial complex, it aims to innovate manufacturing, which is expected to significantly enhance the competitiveness of Busan’s manufacturing industry.
Amid this, the advanced knowledge industry center ‘Pentaflex Busan,’ planned as the largest supply in western Busan, is drawing attention. It is a knowledge industry center expected to secure premiums due to large-scale development in the western Busan area, offering excellent business convenience.
Pentaflex Busan, which applies various specialized designs tailored to manufacturing within the complex, is expected to provide superior business convenience and differentiates itself from the existing aging apartment-type factories in the Busan area that lack designs for tenant convenience.
The door-to-door drive-in system allows vehicles to access each unit from the basement level 1 to the 9th floor, facilitating easy loading and unloading of logistics. The large loading dock at the building entrance can handle 40ft containers. Large freight elevators (3t, 5t) are installed to ensure convenient logistics movement between floors. It is also optimized for small-scale enterprises, with modular section offices of small sizes planned to be supplied from the 10th to the 15th floors.
The location is also highly regarded. The complex is set to be built in an area considered the biggest beneficiary of Busan’s metropolitan transportation. The Busan Coastal Circular Road is about 800 meters away, and access to highways via Sasang IC and Myeongji IC is convenient. With the opening of Jangnim Underpass by the end of this year, the Busan Coastal Circular Road network will be completed, connecting major Busan areas such as Busan New Port, Centum, and Gadeokdo New Airport (planned) within 30 minutes.
Another advantage is that it is a super-station area knowledge industry center with Dongmae Station on Line 1 just a 4-minute walk away. This allows for convenient commuting and easy workforce recruitment. The movement convenience for tenants and visitors is excellent. According to Busan City’s urban railway network expansion plan, the Sasang-Hadan Line (scheduled to open in 2022) and Hadan-Noksan Line (scheduled to start construction in 2026) are planned, which will enable convenient subway access to Busan New Port, Eco Delta City, and Myeongji District once opened, further highlighting this knowledge industry center.
Various systems are in place to reduce the financial burden on tenant companies. Interim payment loans will be provided entirely interest-free, so tenants only need to pay 10% of the contract amount until the move-in date. Long-term low-interest loans covering up to 70% to 80% of the sale price are also available. Tenants will receive tax benefits such as a 50% reduction in acquisition tax and a 37.5% reduction in property tax under current laws.
Various support facilities enhancing tenant convenience will also be included within the complex. The super-station area street-type commercial zone will house various commercial facilities for tenant convenience. A large lobby with reception space, lecture halls, corporate promotion exhibition halls, shared conference rooms, multipurpose sports facilities, as well as rooftop gardens, sky gardens (10F), and cloud gardens (11~15F) will provide ample rest and convenience facilities for employees and visitors. Tenants are expected to enjoy a one-stop business premium upon moving in.
