As various restrictions such as loan regulations and subscription system reforms are imposed on the housing market, investment sentiment is freezing. As a result, investors are turning their attention to income-generating real estate, which is relatively less regulated.
In particular, there is high interest in knowledge industry centers, as they can be operated for small businesses including manufacturing companies and often offer long-term leases, allowing for steady income. Supported by this, the supply of knowledge industry centers nationwide is also increasing, making it important to find prime complexes with abundant underlying demand.
Among them, the ‘Gwanggyo The First Knowledge Industry Center’ is attracting much attention as it is set to be built in the Suwon area of Gyeonggi Province. This Suwon knowledge industry center is planned with offices and parking systems specialized for manufacturing-type factories, live offices suitable for general offices or small businesses, and neighborhood living facilities that enhance convenience for work and workers.
The complex will consist of about 300 units in one building from basement level 1 to 15 floors above ground, including knowledge industry centers and neighborhood living facilities. From basement level 1 to ground floor 1 are manufacturing-type factory offices and neighborhood living facilities; floors 2 to 9 are manufacturing-type factory offices; floor 10 is a shared parking lot; floors 11 to 12 are office-type factory offices; and floors 13 to 15 are live office-type factories.
The project site is located adjacent to the Yeongtong Industrial Complex and Samsung Digital City, attracting much interest due to its abundant underlying demand with no vacancy concerns.
Samsung Digital City is home to about 34,000 Samsung Electronics R&D personnel, and active occupancy by affiliates, partners, and relocated companies is expected. As a result, Samsung Digital City is anticipated to expand, and with Pyeongchon Industrial Complex, Gunpo Industrial Complex, and Seongnam General Industrial Complex located nearby, it has a solid underlying demand base.
Gwanggyo The First Knowledge Industry Complex also boasts excellent transportation conditions. It is directly located about 400 meters from Woncheon Station of the Indeokwon-Dongtan double-track railway, scheduled to open in 2026. In addition, it is easily accessible to various major roads such as the Yongin-Seoul Expressway, Gyeongbu Expressway, and Yeongdong Expressway, enabling smooth business exchanges and logistics movement for companies.
Meanwhile, the Suwon knowledge industry center Gwanggyo The First will be built in Yeongtong-gu, Suwon-si, Gyeonggi-do.
