A tropical fish theme park mall is coming to Siwha MTV (Siwha Multi-Techno Valley) in Gyeonggi Province, which is being developed as a world-class marine leisure tourism city. This commercial facility is described as highly symbolic as the country’s first tropical fish theme park concept 4th generation complex shopping mall.
Daeshin Asset Trust (developer) and Shinsegae Construction (builder) are currently leasing the ‘Aqua Pet Land’ complex shopping mall in the Siheung area of Gyeonggi Province. ‘Aqua Pet Land’ will be developed on a scale of 63,562㎡ (planned), from basement level 1 to ground level 5.
Aqua Pet Land is a 4th generation complex shopping mall with a tropical fish theme park concept. The 4th generation complex shopping district refers to a commercial facility that combines a mall-type complex shopping mall with entertainment and an experiential community. Aqua Pet Land is expected to be born as a new trend complex shopping mall that incorporates a culture where visitors experience and enjoy their time like a tourist attraction, rather than a place of simple consumption.
Siwha MTV, where Aqua Pet Land will be located, is being developed as a marine leisure cluster. This area will include ‘Aqua Pet Land,’ the country’s first and largest tropical fish theme park mall, the world’s largest artificial surfing site ‘Wave Park,’ the ‘Marine Ecological Science Center’ for exhibitions and research, and a ‘Complex Clubhouse’ where visitors can enjoy yachts and more.
On the first floor, an Aqua Pet facility zone will be created to exhibit and sell rare tropical fish and specialized species, providing enjoyment to visitors. Additionally, from the 2nd to the 5th floors, various experiential facilities and attractions will be introduced. In this way, Aqua Pet Land will be born as a theme park mall offering more attractions and experiences than a famous domestic aquarium, with an expected annual visitor demand of 1.5 million people.
Furthermore, approximately 14,000 households have moved in or are scheduled to move in within a 3 km radius of Aqua Pet Land. The number of workers in Siwha Multi-Techno Valley within Siwha MTV is estimated to be about 250,000, providing a rich base demand.
Moreover, it is possible to reach Aqua Pet Land within an hour by car from Ansan Gojan New Town, Songsan Green City, Incheon Songdo International City, and the southwestern Gyeonggi region, making it easily accessible to demand from other areas.
There are also abundant development benefits. First, Siwha MTV (Siwha Multi-Techno Valley) is being developed as a self-sufficient complex district equipped with industry, tourism, distribution, and housing. Once developed, Siwha MTV is expected to become a city like Sentosa in Singapore or Darling Harbour in Australia, both world-renowned marine leisure tourism cities.
Transportation benefits are also notable. The Second Outer Ring Expressway is scheduled to open in 2026. Once this road opens, accessibility to Incheon will improve, and vehicle entry both inside and outside the region is expected to become easier. Additionally, the Wolpan Line connecting Wolgot and Pangyo is set to open in 2025. When the Wolpan Line opens, accessibility for residents of Pangyo, Gwangmyeong, Anyang, and other areas will improve, likely increasing the number of visitors.
‘Aqua Pet Land’ is scheduled to be completed in October 2022.
