Small but Strong. Introducing Exclusive 59㎡ Specialized Layout... 'Doosan We’ve The Zenith Yangsan'

Recently, small-sized apartments have been gaining strength in the real estate market. This is because the number of family members per household has been decreasing every year, leading to a growing demand for smaller living spaces. Additionally, small apartments are preferred due to their affordable cost for home ownership and practical floor plans.


According to the future household projections by Statistics Korea, the proportion of 1- and 2-person households (nationwide) was only 34.6% as of 2000. However, this figure has steadily increased each year, reaching 47.8% in 2010, and is expected to reach 65.6% by 2030. Furthermore, by 2045, it is anticipated to surpass 70%. Around that time, 7 out of 10 households will be either single-person households (37.1%) or two-person households (37.8%).


Recently, the preference for small-sized apartments has become prominent not only in the metropolitan area but also in regional sales markets. For example, in April, Daewoo Construction and Ssangyong Construction’s ‘Changwon Prugio The Platinum’ 59㎡ Type A in Changwon, Gyeongnam, recorded a fierce subscription competition rate of 50.0 to 1, closing all units in the first priority round. This rate far exceeds the overall average competition rate of 18.2 to 1. Also, in October last year, Daejeon Urban Corporation’s ‘Gamcheon1 Tripul City Hillstate’ in Yuseong-gu, Daejeon, received subscription applications with an average competition rate of 135.5 to 1 in the first priority round. Among these, the 59㎡ Type B recorded the highest competition rate of 464.5 to 1.


As such, the downsizing trend, which reduces apartment sizes to meet the needs of practical consumers, continues, and interest in the sales market is increasing.


Among these, Doosan Construction’s ‘Doosan We’ve The Zenith Yangsan,’ being built in Yangsan, Gyeongnam, is attracting attention mainly from actual buyers. This apartment complex will consist of 10 buildings, ranging from 2 basement floors to a maximum of 30 floors, supplying a total of 1,368 units. The number of units by exclusive area is △59㎡A 337 units, △59㎡B 158 units, △59㎡C 179 units, △84㎡A 526 units, △84㎡B 84 units, and △84㎡C 84 units. This means that small-sized units account for 50% of the total.


Doosan Construction has specialized the 59㎡ exclusive area floor plan. It considered the main activity flow of household members and implemented a practical layout through appropriate space arrangements such as living rooms and bedrooms.

The 59㎡ Type A, despite being a small-sized unit, applies a slab-type 4-bay, 3-room structure. This is a very rare layout for small-sized apartments. The 59㎡ Type A maximizes space efficiency with a 4-bay structure, yet it does not feel cramped at all.


By applying the 4-bay structure, both the living room and bedrooms are expected to secure excellent lighting and ventilation. The kitchen is designed in a 'ㄷ' (U-shaped) layout to minimize the movement path for housewives and plans to provide ample storage space. Also, since the kitchen is connected to the living room with a cross-ventilation structure, both ventilation and air circulation are expected to be excellent. Next to the kitchen, a utility room is provided where a washing machine or dryer can be installed. The master bedroom includes a walk-in closet for easy storage of clothes throughout the four seasons, and bathrooms include a common bathroom and a couple’s bathroom in the master bedroom.


The 59㎡ Types B and C are designed with a dual-open layout advantageous for securing views. Since both the bedrooms and living room are mainly oriented southward, excellent lighting is expected. The living room and two small rooms are located at the front, and the master bedroom is situated right next to the living room. The living room and kitchen are directly connected, providing a wider sense of openness. Built-in wardrobes are installed free of charge in the master bedrooms of Types B and C.


The subscription schedule started with special supply on the 17th (Monday), followed by first priority on the 18th (Tuesday), and second priority subscription applications on the 20th (Thursday). Contract holders will be offered a 60% interest-free benefit on interim payments. The model house is located in the Yangsan area.
