- From B2 to up to 42 floors above ground, 8 buildings, exclusive area 59~126㎡, total 1,131 apartment units
As the importance of infrastructure grows in the real estate market, OK (One Kilometer) complexes are gaining attention.
OK (One Kilometer) complexes refer to living environments where schools, commercial, and cultural facilities are all conveniently accessible within a 1 km radius. Generally, when the distance exceeds 1 km, it often feels too far to walk, and reflecting the lifestyle habits of consumers who want to enjoy convenient living infrastructure nearby, interest in these complexes is increasing. Especially with the narrowing of living ranges due to COVID-19, the popularity of OK apartments is expected to rise further.
As these complexes are highly popular, their market prices are also rising significantly.
According to the Ministry of Land, Infrastructure and Transport's actual transaction data, the ‘Raemian Lucentia’ in Seodaemun-gu, Seoul (moved in February 2020), with an exclusive area of 84㎡, was traded for 1.15 billion KRW (11th floor) in March, forming a premium of over 500 million KRW compared to the sale price (540 million to 649 million KRW). Also, the multi-access apartment ‘Beomeo Central Prugio’ in Beomeo-dong, Suseong-gu, Daegu, with an exclusive area of 84㎡, was traded for 1.33 billion KRW in January this year, about 300 million KRW higher than the previous year's same month actual transaction price of 1.04 billion KRW.
An industry insider said, “One-stop living zone locations are highly preferred by most consumers, so demand inflow is steady, and they are recognized as verified locations where stable price increases can be expected regardless of market conditions,” adding, “Recently, as COVID-19 has prolonged, the tendency to enjoy various living infrastructures near residential complexes is strengthening, so these will continue to be factors for premium value.”
Meanwhile, the ‘City O Ciel 1 Complex’ sale, where various infrastructures can be enjoyed within a step, is scheduled for May, attracting the attention of consumers.
HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO Engineering & Construction plan to sell ‘City O Ciel 1 Complex’ in Michuhol-gu, Incheon. This complex will be developed with 8 buildings ranging from 2 basement floors to a maximum of 42 floors above ground, totaling 1,131 households with exclusive areas ranging from 59 to 126㎡.
Especially, ‘City O Ciel 1 Complex’ is considered an excellent location within City O Ciel, a representative luxury new town in Incheon, where various infrastructures can be enjoyed within a step.
First, the transportation conditions are outstanding. The Suin-Bundang Line’s Hakik Station (planned to open) will be accessible on foot, and through Hakik Station, easy travel within Incheon as well as to Seoul and Gyeonggi areas will be possible. The Suin-Bundang Line will connect with many metropolitan subway lines such as Line 1, Incheon Subway Line 1, Wolpan Line (planned), and Line 4. Also, Songdo Station on the Suin-Bundang Line, just one stop from Hakik Station, is being developed into the KTX Songdo Station complex transfer center, which will further improve metropolitan transportation conditions. Using KTX from Songdo Station, the Incheon-origin KTX direct connection project (connecting Suin-Bundang Line Eocheon Station and the Gyeongbu High-Speed Railway) will enable fast travel to the southern region via the Gyeongbu Line.
Additionally, the complex is close to a wide road network including the 2nd Gyeongin Expressway, the Metropolitan Area 2nd Ring Expressway (between Incheon and Gimpo), Incheon Bridge, Gyeongin Expressway-connected Incheon-daero, and the 3rd Gyeongin Expressway-connected Aam-daero, making it easy to travel to other regions by car.
A school site is planned right next to the complex, enabling convenient commuting for children in the future. Nearby schools such as Yonghak Elementary, Yonghyeon Middle, and Inhang High are also close, and a daycare center will be established within the complex, providing an excellent educational environment.
Moreover, a one-stop life where various cultural and commercial facilities can be enjoyed within a step is realized. The first ‘Incheon Museum Park’ in Incheon is planned nearby, and a large-scale central commercial site (about 70,000㎡) will host various shopping and convenience facilities.
Residents can also enjoy a healing lifestyle within the city by experiencing a pleasant natural environment. City O Ciel will have 9 parks (6 cultural parks, 2 neighborhood parks, and 1 children’s park) and a grand park of about 370,000㎡, providing a comfortable living environment. Especially, ‘City O Ciel 1 Complex’ will have a neighborhood park nearby, making it easier to enjoy eco-friendly nature.
In particular, City O Ciel 1 Complex, constructed by HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO Engineering & Construction, which are among the top 10 construction companies in Korea, is expected to offer not only high product value due to guaranteed construction capability and safety but also future brand premium.
A sales official said, “Interest in City O Ciel, being developed as Incheon’s representative luxury new town, has significantly increased following the successful sale of City O Ciel 3 Complex,” adding, “Especially, City O Ciel 1 Complex, which offers all the values of City O Ciel within a step and has an excellent location, is attracting great attention from demand groups with high expectations.”
The City O Ciel 1 Complex model house is located in Michuhol-gu, Incheon, and is scheduled to open in May.
