A Total of 1,116 Residential Officetel and Commercial Units
Bando Construction announced on the 11th that it plans to sell officetels and commercial facilities called 'Godeok New Town Ubora The Crest,' consisting of a total of 1,116 units, in the Godeok Internationalization Planning District, Pyeongtaek-si, Gyeonggi-do, in June.
The 'Godeok New Town Ubora The Crest' officetels will be located in District 9-1-1 with 560 units, consisting of 4 basement floors, 3 above-ground floors up to a maximum of 45 floors, with exclusive areas ranging from 59 to 84㎡, and in District 9-2-1 with 556 units, consisting of 4 basement floors, 3 above-ground floors up to a maximum of 41 floors, with exclusive areas ranging from 59 to 84㎡. The commercial facilities within the complex will have a total floor area of 30,085㎡, spanning from the basement 1st floor to the 2nd floor above ground.
The complex will be located in the heart of Godeok International New Town's Business Complex Town. It is accessible within 5 minutes by car to Seojeong-ri Station on Seoul Metropolitan Subway Line 1.
It is also close to Jije Station, where SRT, KTX, and Seoul Metropolitan Subway Line 1 stop, making access to Seoul convenient. A BRT (Bus Rapid Transit) stop circulating Godeok International New Town is also nearby, facilitating easy movement to major areas of Godeok New Town.
About a 10-minute walk away is the Godeok International Advanced Industrial Complex, home to Samsung Semiconductor Pyeongtaek Campus. Nearby, Godeok Elementary School (tentative name) is scheduled to open in September 2023, and sites for middle and high schools have been prepared. An Edu Town with a planned new international school is also located nearby.
Various lifestyle convenience facilities in the central commercial district within the Business Complex Town are also available. Godeok Waterfront Park (visible from some units) and Hambaksan Central Park are located right in front of the complex.
Godeok International New Town, where the complex is located, covers a project area of approximately 13.42 million square meters (㎡) and is expected to grow into a new town in the southern metropolitan area with about 56,000 households (140,000 people) in the future. It will be developed as an international city where advanced industries, office facilities, administration, education, culture, and shopping coexist.
Godeok International New Town is benefiting from the 'Samsung effect' as Samsung Semiconductor Pyeongtaek Campus, the world's largest semiconductor production base, is being established. The first and second factory lines are already in operation, and construction of the third factory (P3) is underway. Factories 4 to 6 are also planned to be established within the next five years. As a result, the number of nearby workers is expected to increase, leading to a rise in demand in the surrounding area.
Residential officetels, mainly medium to large-sized, are attracting attention as alternatives to apartments in Godeok New Town, where apartment prices have recently risen sharply and new supply is insufficient. Since they are supplied as officetels, they are relatively free from regulations compared to apartments, allowing anyone aged 19 or older residing in South Korea to apply for subscription regardless of whether they have a subscription savings account, residency restrictions, or home ownership status.
