Recently, knowledge industry centers have been gaining attention as corporate office buildings. The supply areas have shifted closer from the outskirts to the city center, greatly improving accessibility and infrastructure conditions. Additionally, the advantage of being able to move in at a reasonable cost compared to expensive office buildings has highlighted the benefits, leading to an increase in demand from companies looking to relocate to knowledge industry centers.


In fact, the government offers a 50% reduction in acquisition tax and a 37.5% reduction in property tax for companies that purchase and move into knowledge industry centers. These special benefits, which are not available for general offices, make moving in highly attractive.


Moreover, in the current zero interest rate environment, loans up to 70-80% of the sale price are available without restrictions, allowing companies to secure office buildings at much lower interest costs. This has also attracted significant interest from startups and small to medium-sized enterprises with relatively limited financial resources.


In particular, knowledge industry centers supplied in the station areas of Guro, Geumcheon, and Yeongdeungpo?where the Seoul Digital Industrial Complex is located?offer excellent commuting convenience for employees, realizing a high degree of proximity between work and residence. The surrounding area is well-equipped with various convenience facilities, making these centers highly competitive compared to most general offices.


As a result, attention is focused on knowledge industry centers scheduled for sale recently, with a representative example being ‘Artis Forum,’ supplied in the 1st complex of the Seoul Digital Industrial Complex. This knowledge industry center, located in Guro-gu, Seoul, will be developed with three basement floors and 20 above-ground floors, including knowledge industry center spaces, office facilities, and neighborhood living facilities.


The 1st complex of the Seoul Digital Industrial Complex, where ‘Artis Forum’ will be located, is the first of the three complexes to be introduced and is considered the most industrially active area. Therefore, it is expected to generate synergy effects with numerous resident companies, and the well-established transportation conditions enable convenient commuting as well as efficient logistics movement and cost reduction.


Among these, ‘Artis Forum’ is expected to receive high responses from businesses as it secures one of the few remaining development sites and a rare station-area location within the 1st complex. Namguro Station on Subway Line 7 is within a 5-minute walk, and Guro Digital Complex Station and Daerim Station on Line 2 are also accessible on foot. In 2024, the Shinansan Line, a double-track railway connecting Ansan and Yeouido, is scheduled to open, further expanding transportation infrastructure.


Since it is being built on the site of the former Happyland, known as the landmark site of the 1st complex, it is also expected to grow into a landmark building representing the Seoul Digital Industrial Complex in the future. Vehicle access is convenient via the Seobu Expressway, Seohaean Expressway, and Gyeongbu Expressway. The nearby Seobu Expressway is planned to complete its underground construction project this year, and with the recent opening of the Gangnam Circular Expressway, access to the Gangnam area has become much more comfortable.


Specialized designs that enhance tenant satisfaction are also noteworthy. Compared to the 3.9m floor height of nearby knowledge industry centers, a higher floor height of 4.2m has been designed for all units on the above-ground floors, and systems supporting a comfortable work environment, such as ceiling-type heating and cooling units and fine dust filters, will be applied. Trendy auxiliary spaces such as tenant meeting rooms, convenience facilities, lounges, as well as a first-floor lounge area, a fourth-floor outdoor garden, and a rooftop garden will be provided in various forms.


A real estate expert commented, “CEOs who are about to start a business or operate small and medium-sized enterprises should pay attention to knowledge industry centers that offer various tax benefits and loan support.” He added, “Especially knowledge industry centers located in Seoul and near subway stations have limited supply compared to demand, so future price increases or premiums can be expected.”


Meanwhile, the ‘Artis Forum’ promotional center is currently operating in Guro-gu, Seoul.
