"Cheonan Hanyang Sujain Eco City" Attracts Continuous Demand, Offering Prices Cheaper Than the National Average for Private Apartment Sales

As private apartment prices continue to rise nationwide, Hanyang Co., Ltd.'s "Cheonan Hanyang Sujain Eco City," supplied in Cheonan City, is attracting attention by captivating buyers with its attractive prices.


According to the "March 2021 Private Apartment Sale Price Trends" data released last month by the Housing and Urban Guarantee Corporation (HUG), the average sale price per 3.3㎡ of private apartments nationwide was 13.53 million KRW as of the end of March 2021, marking a 2.88% increase from the previous month. Compared to the same month last year, this represents a significant 14.19% rise.


By region, the Seoul metropolitan area recorded 28.29 million KRW per 3.3㎡, and the five major metropolitan cities plus Sejong City recorded 13.56 million KRW, increasing by 0.38% and 0.42% respectively from the previous month. Notably, other provincial areas recorded 11.27 million KRW per 3.3㎡, rising 7.06% month-over-month and 24.28% year-over-year, driving the nationwide upward trend in private apartment prices.


Amid this, Hanyang Co., Ltd.'s "Cheonan Hanyang Sujain Eco City," currently being sold in Cheonan, Chungnam Province, is drawing increased interest from buyers by offering prices lower than not only private apartments nationwide but also officetels in the Seoul metropolitan area.


In fact, Cheonan Hanyang Sujain Eco City's average price per 3.3㎡ is set at around 8 million KRW. Specifically, prices by exclusive area are approximately 190 million KRW for 59㎡, 240 million KRW for 75㎡, 290 million KRW for 84㎡ A and B types, and 270 million KRW for 84㎡ C and D types.


This price is more than 3 million KRW cheaper compared to the national average sale price of 11.93 million KRW per 3.3㎡ and about 2.77 million KRW lower than the average price in other provincial areas. It is also more affordable compared to officetel prices in the Seoul metropolitan area.


As a result, Cheonan Hanyang Sujain Eco City appeals as a cost-effective complex, and despite its large scale of 3,200 households, the subscription was closed within the ranking during last month's application period.


Moreover, the complex, currently in the winner contract phase, is reportedly experiencing a surge in interested customers, maintaining strong enthusiasm. Additionally, since resale is immediately possible, active transactions are ongoing, and premiums have formed around some royal floors, according to local real estate officials.


A sales representative stated, "As private apartment prices continue to rise nationwide, making homeownership through pre-sale increasingly burdensome, the fact that Cheonan Hanyang Sujain Eco City's prices are attractively offered compared to other regional complexes has led to continuous inquiries even after the subscription period." They added, "Furthermore, as the complex is located in a non-regulated area with less stringent conditions on subscription, resale, and loans, and offers additional financial benefits, it has reduced buyers' financial burdens, fueling even greater enthusiasm for sales."


Indeed, Cheonan Hanyang Sujain Eco City is one of the few remaining non-regulated complexes in Cheonan City, free from restrictions such as resale and loan limits. Notably, the complex allows a maximum loan-to-value ratio (LTV) of up to 70%, and it is exempt from additional loan regulations scheduled to be implemented from July. Additionally, the complex offers an extra financial benefit of a fixed first deposit of 10 million KRW, further easing buyers' financial burdens and drawing attention.


Meanwhile, Cheonan Hanyang Sujain Eco City, which is receiving heightened interest, will be developed in the Cheonan area with 30 buildings ranging from two basement floors to 29 above-ground floors, comprising 3,200 households with exclusive areas from 59 to 84㎡.


The complex is characterized by its proximity to pristine natural environments. It is developed as a forest-adjacent apartment surrounded by Taehaksan and Taehwasan Mountains, boasting a clean residential environment with green nature all year round. Additionally, it is located near Cheonan's famous "Taehaksan Natural Recreation Forest," as well as Baljanggolsan and Cheongryongsan Mountains, promising abundant green premium. Furthermore, the nearby Pungseocheon Stream, with ecological spaces and walking trails, is expected to enhance residential comfort for residents.


Transportation is also convenient, with easy access to KTX Cheonan-Asan Station, which serves KTX, SRT, and Subway Line 1 simultaneously. The complex is well connected to the Gyeongbu Expressway, Nonsan-Cheonan Expressway, the planned Cheonan-Pyeongtaek Expressway (scheduled for 2023), National Road 43 (Sejong-ro), as well as Pyeongtaek Port and Cheongju Airport, providing a comprehensive transportation network. Additionally, the surrounding area offers excellent educational environments with Pungse Elementary School, Yongjeong Elementary School, Gwangpung Middle School, as well as Dankook University and Hoseo University Asan Campus nearby.


Cheonan Hanyang Sujain Eco City draws attention by enhancing residential comfort through Hanyang Sujain's differentiated innovative design and specialized residential products.
