As the development project of ‘Suwon Seoho District’ in Suwon-si, Gyeonggi-do is gaining momentum, expectations from the industry and consumers are rising. Currently, construction in Seoho District is in full swing, and the Agricultural History and Culture Park within the district is scheduled to open as early as the first half of 2022. Additionally, the sale of residential terrace houses is planned for this month.
Suwon Seoho District is a project developing a 294,095㎡ area within Suwon-si. It will include residential and semi-residential facilities, commercial facilities, parks and green spaces, and an agricultural bio-research theme park.
In particular, this area is set to become a residential zone specialized in residential comfort, which has recently attracted rapid interest. Seoho District is surrounded by Seoho Lake Park and Yeogisan Park, boasting a green space ratio of as much as 32.2%, offering an excellent location where residents can enjoy a pleasant natural environment within the city. Once the theme park is completed, it is expected to become one of the most comfortable residential environments in Suwon and the greater Seoul metropolitan area.
Moreover, the agricultural bio-research theme park, which will be a core facility within the district, is expected to become another landmark representing Suwon, further enhancing the area's value.
The theme park will be developed on approximately 94,600㎡ within the district and will consist of the Agricultural History and Culture Park and the Agricultural History and Culture Exhibition Experience Center. It will showcase the history of agricultural technology development in Korea, future advanced biotechnology, and various themes and materials such as food, insects, and horticulture. The plan is to differentiate the park by developing exhibition and experience programs based on Suwon’s unique characteristics as a center of agricultural science established by King Jeongjo for agricultural development. Completion is scheduled for 2022.
Meanwhile, Seoho District has also attracted significant attention as it belongs to West Suwon, an area recently spotlighted due to various developments. The synergy effect with the development boom in West Suwon is expected to increase its future value significantly.
In fact, the West Suwon area, where Seoho District is located, is currently undergoing various development projects, drawing attention from local residents and the metropolitan area. These include transportation developments such as the Hwaseo Station Shinbundang Line (planned), Suwon Station GTX-C Line (planned), and Suin Line, as well as infrastructure developments like Starfield (scheduled for 2024) and the promotion of the construction of West Suwon General Hospital (planned).
Additionally, a large-scale development project is underway to transform the approximately 120,000㎡ site of Seoul National University’s College of Agriculture in Suwon into logistics centers, startup support centers, and R&D facilities, including the planned Suwon R&D Science Park. Once all these projects are completed, the West Suwon area is expected to reshape the residential map of Suwon and the metropolitan area, further enhancing the value of Suwon Seoho District.
A representative from real estate company K in Gwonseon-gu, Suwon-si, said, “Seoho District is part of West Suwon, where various developments are concentrated, and it offers a pleasant residential environment surrounded by lakes, mountains, and parks. Once all developments are completed, it is expected to transform into a new residential town in Suwon. Expectations are quite high, and there have already been many inquiries about the residential complex that recently announced its sale.”
Meanwhile, the residential facility to be supplied this month is ‘Hillstate Suwon Terrace,’ a terrace house product developed by Hyundai Engineering.
Hillstate Suwon Terrace will be built in Suwon-si with 13 buildings ranging from two basement floors to four above-ground floors, totaling 257 units with exclusive areas of 55㎡ and 84㎡. As a terrace house product introduced by Hyundai Engineering, it will feature differentiated specialized products that incorporate the company’s accumulated know-how, attracting attention.
The complex is designed primarily with south-facing layouts and a 4-Bay cross-ventilation structure (except for some units) to enhance lighting and ventilation. Privacy between units is secured through specialized fencing for each building. All units are designed as terrace types, with some units featuring duplex and rooftop designs to maximize space utilization. (Duplex structure: a layout integrating two floors for use as a single unit)
Various community and landscaping facilities will also be introduced. Community facilities include a fitness center, GX room, golf practice range, kids library, and self-car wash station. Landscaping design includes camping gardens, mirror pond gardens, and sunken gardens, which are expected to further enhance residents’ living convenience.
Hillstate Suwon Terrace is notable for being free from various subscription restrictions, with no re-winning limitations applied. Anyone aged 19 or older nationwide can apply without a subscription savings account, and even homeowners are eligible to apply.
The model house for Hillstate Suwon Terrace will be set up in Suwon-si and is scheduled to open within this month.
