‘Billive Luke One’ with Excellent Marketability in Seonhwa-dong Full of Positive Factors Receives Consumer Praise

The "Billive Luke One," promoted by the (provisional name) Daejeon Seonhwa Regional Housing Association Promotion Committee and with Shinsaegae Construction scheduled as the contractor, is currently recruiting members successfully amid strong consumer interest.


"Billive Luke One" is located in the Daejeon Jung-gu area and will consist of three buildings ranging from four basement floors to 49 above-ground floors, comprising 550 apartment units with exclusive areas of △84㎡ and △115㎡, and 12 officetel units with an exclusive area of △84㎡.


"Billive Luke One" allows contracts regardless of whether the buyer owns a subscription savings account, making it an attractive alternative for real demand buyers who have been excluded from home ownership due to the high threshold of winning housing subscriptions.


Moreover, under the July 24 Housing Act, which addresses the previously known risks of regional housing associations, recruitment of members can only proceed after the local government approves the recruitment report, and members can withdraw or cancel within 30 days after joining, enhancing project stability. Additionally, the requirements for land acquisition, a major issue in regional housing associations, have been strengthened: at least 80% land use rights must be secured at the time of association establishment approval, plus an additional 15% land ownership must be obtained to proceed with the project.


Accordingly, "Billive Luke One" plans to alleviate members' concerns by issuing a Land Safety Guarantee Certificate, which promises a full refund of all payments made by members who wish to withdraw if the necessary land for the regional housing association establishment approval is not acquired by December 31, 2021.


A representative of "Billive Luke One" stated, "We are confident in the project's stability as a new concept regional housing association that reduces consumer worries through stable land acquisition," adding, "With Shinsaegae Construction participating as the scheduled contractor and strong consumer interest, we expect smooth progress in the project."


Seonhwa-dong, where "Billive Luke One" is planned to be built, is designated as a "Downtown Convergence Special Zone" alongside the Daejeon Station area. The "Downtown Convergence Special Zone" is a project to create a high-density innovation space with excellent complex infrastructure including industry, residential, and cultural facilities, allowing companies and talent to gather in the city center, similar to the Pangyo Second Techno Valley. The entire 1.24 million square meters are being developed into four specialized zones. The Seonhwa zone is set to become a "Startup Space Zone" by utilizing public land and vacant houses, and the development of a residential town with about 10,000 households is progressing smoothly, transforming it into a new residential town.


"Billive Luke One," which will be located at the forefront of Seonhwa-dong's development, boasts excellent school districts within walking distance, including Seonhwa Elementary School, Hanbat Middle School representing Daejeon, Chungnam Girls' Middle School, Bomun Middle School, and Bomun High School. It is conveniently close to Daejeon Subway Jungangno Station and the BRT (Bus Rapid Transit) stops, facilitating easy access to nearby areas such as Daejeon and Osong. Daejeon Station, where KTX and SRT trains are available, is a 10-minute drive away, and the complex is conveniently accessible via Dongseo-daero Road right in front. Large marts such as Costco and Homeplus are within a 10-minute drive, and the Jungangno commercial district is nearby. The complex also boasts natural urban environments such as Daejeoncheon Riverside Park, Jungchon Citizen Park, and Namsun Park right next to it.


As a residential brand created by Shinsaegae, the product quality is expected to be excellent. Planned high-end community facilities include a 49th-floor sky lounge with exclusive elevators offering city views, guest rooms, a sauna with separate hot and cold baths, and a fitness center. Additionally, various gardens such as a welcome pavilion, a residents-only community garden, and a healing forest are planned to add leisure to residents' lives.


Regarding interior design, all rooms are planned with a ceiling height of 2.6 meters, 30 cm higher than competitors, enhancing openness. The design maximizes space utilization with a three-sided open layout for excellent lighting and ventilation (except some units), larger usable floor areas, and 4-bay floor plans (except some units). It features premium interior designs such as herringbone-patterned hardwood floors, maximized storage space using the high ceilings, and wide dressing rooms. Additionally, design ceilings, indirect lighting, and line lighting will create gallery-like spaces.


A visitor to the showroom commented, "The ceiling height is higher than other apartments, making not only the living room but all spaces look very spacious, and it feels like no space is wasted as it is fully utilized for storage," adding, "I also like the luxurious interior."


The eligibility criteria for "Billive Luke One" members are household heads who have resided for more than six months in Daejeon Metropolitan City, Chungcheongnam-do, or Sejong Special Self-Governing City, who are either homeless or own only one house with an exclusive area of 85㎡ or less. Additionally, they must be household heads who have been homeless from one year before the association establishment application date until move-in.


The showroom is located in Yuseong-gu, Daejeon, and visits are by appointment only to prevent the spread of COVID-19.
