Rising Sale Prices Unavoidable... "No Time to Compare or Choose" Inquiries Flood 'Daejeon Haneulchae Sky& 2nd Phase'

As the nationwide trend of rising prices for privately owned apartments continues, the increase is more pronounced in regions outside the Seoul metropolitan area. This is due to changes in the high-priced housing review criteria by the Housing and Urban Guarantee Corporation (HUG) since February this year, allowing apartment prices in high-priced management areas to be set up to 90% of surrounding market prices. Consequently, it has been found that the best strategy for securing a home is to purchase new apartments as quickly as possible, especially in provincial areas.


Apartment Prices Rise More Sharply in Provincial Areas

According to HUG, as of March, the average apartment price per 3.3㎡ in Seoul was 28.63 million KRW, a 1.7% increase from 28.15 million KRW in the same period last year. In Gyeonggi Province, prices fell by 16.8%.


In contrast, during the same period, the five major metropolitan cities saw prices rise from 12.5 million KRW to 14.1 million KRW per 3.3㎡, a 12.8% increase. Recently, an apartment in Suseong-gu, Daegu, with an exclusive area of 84㎡, was priced close to 900 million KRW, drawing significant attention.


The sharp rise in apartment prices in provincial areas is due to HUG’s comprehensive revision of the high-priced housing review regulations. Since February, HUG has allowed apartment complexes newly supplied in high-priced management areas to set prices up to 85-90% of surrounding market prices. Currently, most provincial metropolitan areas are designated as high-priced management areas.


On the other hand, some areas in Seoul and the metropolitan area subject to the government’s price ceiling regulation calculate prices based on construction and land costs rather than market prices. This explains why apartment prices in provincial areas are rising more steeply.


Therefore, it appears that purchasing apartments earlier in provincial areas is a rational home-buying strategy. A real estate expert said, “Since surrounding market prices, which rise over time, are reflected in the sale price, the later you buy, the more expensive it becomes. Therefore, unless you have a high application score of around 70 points, you should not hesitate to apply, and special supply options for newlyweds or first-time buyers should be actively pursued to increase the chances of winning.”


Inquiries Surge for Apartments Approaching Supply

As supply in May comes into view, inquiries from buyers are pouring in. A representative example is the ‘Daejeon Haneulchae Sky& 2nd Phase’ apartment complex constructed by Kolon Global. It consists of 743 units of 84㎡ apartments and 50 officetel units, totaling 793 units, with a scale from 5 basement floors to a maximum of 49 floors above ground. Together with the first phase (1,080 units) currently under construction, it forms a large-scale Haneulchae brand town with a total of 1,873 units.


Especially in Daejeon, apartment supply through redevelopment and reconstruction projects is delayed this year, making the Daejeon Haneulchae Sky& 2nd Phase highly attractive to buyers.


A local real estate agent in Daejeon said, “Apartment supply in Daejeon keeps getting postponed, and with rising surrounding market prices, the longer the delay, the higher the prices buyers have to pay. Interest in the upcoming Daejeon Haneulchae Sky& 2nd Phase is higher than ever.”

With high expectations from Daejeon citizens for this supply, the plan is to present a differentiated product that introduces a new paradigm.
