The apartment sales market in Changwon is showing extraordinary heat. After being stuck in a long slump, the number of unsold apartments reached 5,141 units in January last year, but this January, it sharply decreased by 83% to 861 units, marking the largest decline nationwide. Consequently, the unsold housing management area designated in February last year was lifted last month.


It truly became one of the hottest markets in the country, and as a result, in December last year, Changwon’s Seongsan-gu was designated as a regulated area, and Uichang-gu as a speculative overheating district. In a short period, the worst situation turned into the hottest region, reflecting the current status of Changwon’s real estate market.


Although Changwon was designated as a regulated area, considering that other regional cities like Daegu and Daejeon, which are experiencing real estate booms, continue to see apartment prices rise steadily even after being designated as speculative overheating districts or regulated areas, the prevailing view is that Changwon’s real estate market will not be significantly affected by the regulations. In fact, both sale and lease prices have continued to rise steadily even after the designation.


Amid this real estate fever, a large-scale apartment complex is about to be launched in Changwon, attracting attention. The ‘Seongsan Samjeong Green Core Forest’ located throughout Changwon will offer 401 units in Phase 1 out of a total of 1,009 units for sale this month. The complex will consist of five buildings ranging from two basement floors to 26 floors above ground, with units sized 75㎡ (195 units), 84㎡A (154 units), and 84㎡B (52 units).


The biggest advantage of this complex is its nature-friendly design. It is directly connected to Jangbok Mountain in front, allowing residents to enjoy evergreen views throughout the year and a lifestyle as if living in a forest. A 25,259㎡ waterside park divided into four zones?exercise, rest, play, and walking?is connected to the complex, enhancing the quality of life. With a building coverage ratio of only 13.8%, the distance between buildings is wide and comfortable, and the ground is designed as a car-free park, blending the inside and outside of the complex to feel like a vast park.


In front of the complex is the pristine nature of Jangbok Mountain, and behind it is the nearby Changwon National Industrial Complex, making it an ideal live-work apartment for industrial complex workers.


The transportation network is also well established. Through Namhaean-daero, National Road 25, Anmin Tunnel, and Changwon Tunnel, residents can reach Changwon city center as well as Masan, Jinhae, Gimhae Jinyeong, Jangyu, and Yulha within 10 minutes by car. The model house will be set up in Changwon city, and online reservation for visits will begin on the 28th (Wednesday).
