Looking into LH's Supply This Year <Part 2> Land and Stores
30% of Total Volume in Hwaseong Dongtan 2, Goyang Hyangdong, Incheon Yeongjong Scheduled for Spring Sale
Second Half Focus on Paju Unjeong 3, Suwon Godeung with GTX Benefits and Strong Demand
Over 70% of 119 Stores Concentrated in Seoul Metropolitan Area Including Hanam and Godeok
[Asia Economy Reporter Jo Kang-wook] Land is considered a relatively "expert's domain" even in the real estate investment market. This is because it requires a mid- to long-term perspective and is not easily accessible. However, the story changes when it comes to public land. This is because there is no uncertainty regarding building regulations or transaction risks.
According to Korea Land and Housing Corporation (LH) on the 22nd, the total land plots LH plans to supply by the end of this year amount to 1,910 plots, covering an area of 4,837,000㎡. Specifically, these include 1,868,000㎡ (60 plots) for apartment complexes, 1,637,000㎡ (274 plots) for industrial and distribution use, and 324,000㎡ (945 plots) for single-family housing lots.
◇ Land spring sales also in full bloom... 30% of the total = This month, in the metropolitan area, the Hwaseong Dongtan 2 District apartment complex land (2 plots, 123,000㎡), Goyang Hyangdong District commercial and business land (1 plot, 1,000㎡), and Osan Segyo 2 District commercial and business land (101 plots, 61,000㎡) are attracting attention.
Hwaseong Dongtan 2 New Town is the largest self-sufficient hub city in the metropolitan area. It is connected to Seoul Suseo Station within 15 minutes via the SRT Dongtan Station. The GTX-A line Dongtan Station is also scheduled to open in the future. There is abundant demand from various companies and industrial complex workers, including Samsung Electronics facilities.
Goyang Hyangdong District is adjacent to Subway Susaek Station and Digital Media City Station, offering excellent access to Seoul via public transportation. It borders Samsong, Wonheung, Jichuk Districts, and Eunpyeong New Town to the north, and Sangam DMC and Deogeun District to the south, making it highly valuable for commercial land use. Osan Segyo 2 District is located 8 km from SRT Dongtan Station, adjacent to Osan and Dongtan living areas.
In May, attention will be on Incheon Yeongjong District mixed-use residential land (2 plots, 65,000㎡) and Siheung Janghyeon District office facility land (2 plots, 18,000㎡). Yeongjong Haneul City is a complex city with residential, industrial, office, and tourism functions. The construction of the 3rd Yeongryuk Bridge began in December last year, reflecting positive factors that have steadily increased housing demand. The construction industry is showing high interest in the supply plan for mixed-use residential land RC3-1 and 2 blocks, scheduled to be announced in May.
The office facility land supplied in Siheung Janghyeon District is connected to three subway lines: Siheung City Hall and central commercial land, Seohae Line, Sinansan Line (under construction), and Wolgot-Pangyo Line (planned), making it a place expected to have abundant floating population.
◇ Second half interest in Paju Unjeong 3 and Suwon Godeung = Paju Unjeong 3 District, where 6 plots (113,000㎡) will be supplied in July, offers convenient access to Seoul and other metropolitan areas through multiple transportation networks such as the 2nd Jayuro and Seoul-Munsan Expressway. It also benefits from the GTX A line, which allows travel to Seoul within 20 minutes, and the Metropolitan Area 2nd Ring Road. It is adjacent to Paju Publishing Complex, Paju Medical Cluster (planned), and Unjeong Technovalley (planned), and is expected to have abundant demand from young residents.
In Suwon Godeung District, 9 quasi-residential plots (21,000㎡) are scheduled to be supplied in October. Located near Suwon Station, a transportation hub in southern Gyeonggi Province, it offers access to Subway Line 1, Suin-Bundang Line, and KTX, with the GTX-C line planned for the future, making its transportation environment excellent. The large-scale complex "Suwon Station Prugio Xi" with 4,086 households and 500 Happy Housing units began occupancy earlier this year.
◇ 70% of 119 commercial stores are in the metropolitan area = This year, 119 commercial stores will be supplied. More than 70% of these are concentrated in the metropolitan area. In April, these include Hanam Gamil (B-3 Block 9 stores, B-4 Block 8 stores), Pyeongtaek Godeok International Plan (Aa7 Block 5 stores), Chungju Hoam (A1 Block 9 stores), and in May, Hwaseong Dongtan 2 (A-85 Block 5 stores), Cheongju Mochung (1 Block 7 stores), among others.
In the second half of the year, commercial store supply is also planned in Seoul. Four stores within Seoul Yangwon District S2 Block are targeted. Following that, stores will be supplied in Siheung Janghyeon (A-8 Block), Incheon Daehyeon (1 Block), Osan Segyo 2 (A-15 Block), and three stores in Sejong City Administrative Complex 3-3 Living Zone M2 Block. In August, stores will be supplied in Anseong Ayang (B-1 Block) and Gyeryong Daesil (2 Block). Additionally, in September, stores will be supplied in Namyangju Byeollae (A-25 Block), in October in Wanju Sambong (A2 Block) and Yangsan Sasong (A-1 Block), and in November in Hanam Gamil (A-7 Block) and Hwaseong Bongdam 2 (A-2 Block). In December, stores will be supplied in Yangju Hoecheon (A17 Block), Uijeongbu Gosan (S6 Block), and Hwaseong Dongtan 2 (A-104 Block), respectively, within complexes.
