Subscription is the Answer to Buying a Home: What Are the Subscription Qualifications for 'The Sharp Geochang Porciel' in Non-Regulated Areas? The Sharp Geochang Porciel Perspective View

Amid recent government measures to strengthen regulations on the housing market, non-regulated areas are experiencing a significant balloon effect, and attention is being drawn as new apartments are being supplied in Geochang, Gyeongnam, a non-regulated area, for the first time in over six years.


‘The Sharp Geochang Forciel,’ scheduled for sale this month by POSCO Construction, will be built in the Geochang-gun area with 7 buildings ranging from 2 basement floors to a maximum of 27 floors above ground, totaling 469 units with exclusive areas of 66, 84, and 109㎡. By type, there are ▲42 units of 66㎡ ▲391 units of 84㎡ ▲36 units of 109㎡.


Since it is a non-regulated area, subscription conditions are relatively freer compared to regulated areas such as speculative overheated zones and adjustment target areas. First, residents of Geochang-gun, Gyeongsangnam-do, Busan Metropolitan City, and Ulsan Metropolitan City who are adults aged 19 or older can apply for first-priority subscription regardless of whether they are household heads or members. The subscription savings account must have been held for at least 6 months, and the required deposit amount by region must be met.


The required deposit amounts by region are as follows. For exclusive areas of 66㎡ and 84㎡, ▲residents of Geochang-gun and Gyeongnam region must have 2 million KRW, ▲Ulsan Metropolitan City 2.5 million KRW, and ▲Busan Metropolitan City 3 million KRW deposited. For the 109㎡ units, ▲residents of Geochang-gun and Gyeongnam region must have 4 million KRW, ▲Ulsan Metropolitan City 7 million KRW, and ▲Busan Metropolitan City 10 million KRW deposited. In case of competition, residents of Geochang-gun are given priority. There are no restrictions on re-winning, and homeowners can also apply for first-priority subscription.


As a non-regulated area, the proportion of lottery-based allocation is also large. Small and medium-sized units such as 66㎡ and 84㎡ are supplied with 40% by point system and 60% by lottery, while the 109㎡ units are supplied 100% by lottery. Therefore, prospective applicants with low points and low chances of winning are expected to flock to the 109㎡ units, which are selected solely by lottery, making competition quite fierce.


The Sharp Geochang Forciel is a private land private sale project, so 213 units, which is 45% of the total supply, are allocated for special supply. Targeting both special supply and general supply is a strategy that can increase the chances of winning.
