Multi-Living Zone Complex in Pangyo and Bundang, 'Opo Zai The Orb' Scheduled for April Sale

Multi-living zone complexes that share abundant living areas are gaining popularity among consumers. This is because they offer high merit by allowing residents to share essential living zones such as schools, shopping, and hospitals not only in the newly developed area but also in adjacent residential towns. Multi-living zones are convenient for using living infrastructure and have the advantage of directly or indirectly benefiting from development prospects in each region, showing strength not only in actual residence but also in premium value.


Recently, a representative multi-living zone emerging in the real estate market is the Gosan District located in Opo-eup, Gwangju, Gyeonggi Province. The Gosan District, together with the adjacent Taejeon District, is a large-scale residential town covering a total area of about 1.2 million square meters with approximately 17,000 households.


The Gosan District is attracting attention as a multi-living zone that can utilize the infrastructure of the geographically adjacent Taejeon District.


In the case of the Taejeon District, housing supply began in 2015 and is currently in the final stages as of 2021, with schools, convenience facilities, neighborhood parks, and shopping facilities established to enhance residents' convenience. Since the Gosan District also started full-scale housing supply in 2019 and is transforming into a residential town, there is high interest from consumers in the synergy that Gosan and Taejeon Districts will create.


Additionally, the Gosan District is characterized by its convenient transportation network that allows sharing infrastructure with Pangyo and Bundang. Residents can share various living infrastructures such as Hyundai Department Store Pangyo Branch, Bundang Seoul National University Hospital, and Yuldong Park in the Pangyo and Bundang new towns, and the commuting environment is convenient, making it a rapidly emerging alternative residential area to Pangyo and Bundang.


According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the price per 3.3㎡ of Hillstate Taejeon (C7) is formed at 20.61 million KRW. For the 84㎡ exclusive type of Hillstate Taejeon (C7), it was recently traded at 714 million KRW, showing a high premium compared to the sale price. As the price trend of existing complexes rises, the trade of pre-sale rights is also hot.


Last year, the pre-sale right for the 84㎡ exclusive type of ‘Opo The Shop Central Foret’ sold in the Gosan District was traded at 734.73 million KRW.


A real estate official explained, “Areas with two or more multi-living zones can expect not only synergy effects between regions but also future price increases based on abundant living infrastructure,” adding, “In the case of the Gosan District in Gwangju, Gyeonggi Province, there is high interest from consumers as it can share living infrastructure not only with the adjacent Taejeon District but also with Pangyo and Bundang.”


Meanwhile, ‘Opo Xi The Ove,’ supplied by GS Construction this month in Gwangju, Gyeonggi Province, is attracting attention as a multi-living zone complex. ‘Opo Xi The Ove’ will be built with a total of 895 households, consisting of 6 buildings in C-3 block and 7 buildings in C-4 block, ranging from 62 to 104㎡ in exclusive area, with 2 basement floors and 23 floors above ground.


The complex is notable as a multi-living zone that can share the living zones of Gosan and Taejeon Districts as well as enjoy the living zones of Pangyo and Bundang. In particular, accessibility to Pangyo New Town is convenient via the Gyeonggang Line subway, opened in 2016, and Seongnam-Icheon Road (National Route 3).


Especially, the Opo IC of the Sejong-Pocheon Expressway, scheduled to open in 2022 in the Opo-eup area, is easily accessible from the complex, making travel to Seoul and metropolitan cities even more convenient.


It also offers a safe school commuting environment. An elementary school site is planned near the complex, providing a safe environment for children to attend school. Various specialized designs will be applied, including penthouses, open balconies, and three-sided open-type units, along with community facilities in each block to enhance quality of life.


The complex also boasts a premium forest environment. Surrounded by the Munhyeongsan forest area around the Gosan District, it guarantees a pleasant natural environment, allowing residents to enjoy both convenient living infrastructure and a comfortable eco-life simultaneously.
