The SK Hynix semiconductor cluster, with a project cost of 120 trillion KRW, is planned to begin construction as early as the second half of this year. Cheoin-gu, Yongin-si, the project area, is expected to see a significant increase in future value, and newly launched housing complexes in the area are likely to attract focused attention as beneficiary districts.
SK Hynix Semiconductor Cluster Scheduled to Begin Construction in the Second Half of the Year
According to Yongin-si, the SK Hynix semiconductor cluster has completed major administrative procedures and is now entering the land compensation phase, with construction expected to start as early as the second half of this year.
To develop the semiconductor cluster site, the special purpose company (SPC) Yongin General Industrial Complex Co., Ltd. will invest approximately 1.79 trillion KRW to prepare the site, and SK Hynix will invest 120 trillion KRW to build semiconductor production facilities.
The SK Hynix semiconductor cluster, Korea’s first semiconductor integration complex, will cover about 4.16 million square meters in Wonsam-myeon, Cheoin-gu, Yongin-si. It will include four semiconductor fabs (fabrication plants) of SK Hynix and more than 50 semiconductor material, parts, and equipment (SoBuJang) partner companies.
Yongin-si anticipates that the SK Hynix semiconductor cluster will directly create about 30,000 jobs and generate production inducement effects of 513 trillion KRW and added value inducement effects of 188 trillion KRW.
Newly Launched Housing Complexes with Promising Future Value
As the details of the SK Hynix semiconductor cluster project become clearer, interest in newly launched apartments in Cheoin-gu, Yongin-si is rising sharply. This is because the increase in housing demand due to large-scale job creation and the rise in regional value will allow residents to fully enjoy the future value.
Among the complexes about to be launched, the most notable is ‘Hillstate Yongin Gojin Station’ by Hyundai Engineering, scheduled for sale in April.
‘Hillstate Yongin Gojin Station’ is an apartment complex in Yongin-si consisting of 22 buildings ranging from 4 basement floors (D2 block basement 3 floors) to 30 floors above ground, with units of 59㎡, 70㎡, and 84㎡, totaling 2,703 households. The number of households per block is △D1 block with 1,345 households and △D2 block with 1,358 households.
The complex is located in Yongin-si, where the SK Hynix semiconductor cluster is expected to begin construction in the second half of the year. Additionally, projects such as the Yongin International Logistics Complex 4.0 and Yongin Platform City are also planned, which further raises expectations for future value appreciation.
Moreover, the brand premium adds value. The ‘Hillstate’ brand has been recognized for its brand value, having been selected as the No. 1 apartment brand for two consecutive years (2019?2020) by real estate research firm Dr. Apartment, ranked No. 1 best apartment brand in 2020 by Real Estate 114, and holding the No. 1 brand reputation index for 23 consecutive months (2019?2021) in apartment brand evaluations conducted by the Korea Corporate Reputation Research Institute.
‘Hillstate Yongin Gojin Station’ boasts exceptional location conditions and corresponding product competitiveness.
Located in the Gorim Jindeok district, this complex is adjacent to the Gorim district, which has planned sites for kindergartens, elementary schools, and middle schools, as well as a high school. Nearby, there is a small park, and the surroundings include various green and waterfront spaces such as Bongdu Mountain, Gyeongan Stream, and Daedae Stream. Additionally, residents can conveniently access various lifestyle facilities such as E-Mart Yongin branch, Yongin Central Market, and Yongin Seoul Hospital.
The complex is primarily south-facing, featuring a 4Bay plate-type layout (except for some units) that ensures good lighting and ventilation.
