Beyond Ultra-Prime Locations, Ultra-'Samsung' Zones... Spotlight on Asan Tangjeong's First Knowledge Industry Center 'Unicorn101'

‘Unicorn 101,’ the first knowledge industry center to be established in the Asan Tangjeong district, home to the world’s largest display complex ‘Samsung Display City,’ is attracting attention.


‘Unicorn 101,’ an urban support facility developed on a site of approximately 13,510 m2 in the Asan Tangjeong residential development district, is being implemented by Hana Asset Trust Co., Ltd. and constructed by Dongseo Construction Co., Ltd., a construction company affiliated with the Daesang Group. The knowledge industry center will span about 74,215 m2 from two basement levels to ten above-ground floors, comprising 330 knowledge industry center units, 291 dormitory rooms, and neighborhood living facilities.


First, its ultra-close location, just about 200 meters from the main gate 2 of Samsung Display City, is expected to draw investors’ attention.


Since proximity to main business partners is more important than transportation convenience for knowledge industry centers, it is anticipated that numerous nearby related companies, including key partners of Samsung Display, will move in, making it an optimal location for display-related knowledge-based small and medium enterprises.


After Samsung announced in October last year that it would invest 13.1 trillion KRW in Samsung Display City by 2025, the area is expected to create approximately 80,000 new jobs. Additionally, the government declared ‘Smart Korea’ in February and announced extensive support plans for small and medium enterprises and startups to strengthen future new industry competitiveness, including smart factories and ‘SoBuJang’ (materials, parts, and equipment). Samsung Display is also reportedly restructuring its business centered on the Asan site, including selling its subsidiary Samsung Corning Advanced Glass’s Gumi plant in North Gyeongsang Province to a Chinese company in mid-September.


With the ‘Samsung effect’ expected to accelerate the development of Asan Tangjeong, demand for knowledge industry centers that satisfy the proximity of residence and workplace centered on Samsung Display is also expected to increase.


Another major advantage is the close access to KTX·SRT Cheonan-Asan Station, which is planned to be developed as a complex transfer center, and Tangjeong Station on Seoul Metropolitan Subway Line 1, scheduled to open in 2022. The location connects to Seoul and all regions nationwide within a one-day living zone via the Seohaean Expressway and Gyeongbu Expressway, continuing the proven Samsung City premium from Suwon, Dongtan, and Pyeongtaek to Asan Tangjeong.


The project site is surrounded on three sides by green spaces, with a river directly in front and a sports park across the street, offering excellent views and a pleasant environment.


As an advanced complex business culture district, its differentiated spatial design is also attracting investors’ interest. The knowledge industry center, with exclusive areas ranging from 31.1 m2 to 117.3 m2, is designed as sectional offices that can be subdivided according to use, aiming to meet the needs of both users and investors. Various facilities for tenant companies, such as reception rooms, shared meeting rooms and warehouses, and refresh rooms, will also be provided.


The dormitories, composed of 12 types ranging from 26.6 m2 to 40.4 m2 in exclusive area, are designed with duplex layouts and ceiling heights up to 4.3 meters. Some units even feature wide terraces with open views, realizing a residential quality comparable to apartments. It is expected to attract attention as a ‘dormitory that doesn’t feel like a dormitory.’


The neighborhood living facilities will include distinctive cafes and restaurants, fitness centers and golf practice ranges, and outdoor gardens where residents can enjoy leisure time. In particular, sauna facilities and outdoor spas utilizing natural hot spring water are expected to become popular healing spots for residents pursuing work-life balance (WLB).


The parking lot will accommodate 532 vehicles, about twice the legally required number, with approximately 40% of the spaces designed as wide expanded parking spots, adding convenience to work and life.


As government real estate regulations focus on apartments and officetels, driving rapid popularity of knowledge industry centers as alternative investment assets, the level of investor interest focused on ‘Unicorn 101’ is drawing attention.
