An Apartment Embracing Elementary, Middle, and High Schools, ‘Geomdan New City Yemiji First Foret’... High Premium Expected

As the new semester begins in March, demand is increasing for steady-seller Hakpuma apartments (Hakpuma: School-Embracing Apartments) in the apartment sales market.


Hakpuma apartments refer to locations where elementary, middle, and high schools are all within walking distance. The reason Hakpuma is gaining popularity is that having schools nearby ensures safe commuting for children and provides a rich academy district, creating an excellent educational environment for child education.


Additionally, according to the Public Health Act, areas near schools are designated as educational environment protection zones, where various harmful facilities that may cause environmental pollution cannot be installed. Therefore, these locations are considered attractive to parents who value not only excellent educational environments but also pleasant residential surroundings.


In fact, Hakpuma apartments are quite popular in the sales market. In 2019, 'Geomdan New Town Yemiji Triple Edu' in Incheon attracted 2,634 applicants for 1,167 units in the first-priority subscription, recording a competition rate of up to 12.94 to 1. This complex, located right in front of elementary, middle, and high schools forming a triple school zone, gained attention for its excellent educational conditions.


The premium is also high. According to the Ministry of Land, Infrastructure and Transport's actual transaction data, 'Hillstate Eco Pyeongchon' located in Burim-dong, Dongan-gu, Anyang-si, Gyeonggi-do, saw a 78㎡ unit on the 7th floor traded for 870 million KRW last month. This is more than 400 million KRW higher than the 450 million KRW (6th floor) transaction in 2019. This complex is located right in front of Burim Elementary, Buan Middle, and Pyeongchon Business High School.


Amid this situation, Hakpuma apartments in Geomdan New Town are about to be launched, attracting the attention of buyers with children.


Geumseong Baekjo plans to launch 'Geomdan New Town Yemiji First Foret' in Geomdan New Town this April. It consists of 10 buildings from basement level 2 to ground level 25, with a total of 1,172 units ranging from 76 to 102㎡ in exclusive area.


'Geomdan New Town Yemiji First Foret' is a safe education-specialized complex with elementary, middle, and high schools nearby. All three school levels are planned to be located within a 500m radius of the complex.


Additionally, kindergartens and Incheon English Village are nearby, providing excellent educational infrastructure. Each school is scheduled to open before residents move into 'Geomdan New Town Yemiji First Foret.'


The location value is also outstanding, benefiting from various transportation advantages in Geomdan New Town. The main road is right in front of the complex, making vehicle travel convenient. The Geomdan-Gyeongmyeong Road, scheduled to open in 2023, will improve access to Olympic-daero and the Outer Ring Road. Furthermore, the Wondang-Taeri Wide Road is also planned to open, speeding up access to Seoul.


Moreover, the new station on Incheon Subway Line 1 in Geomdan New Town is scheduled to open in 2024. Once completed, it will enable travel from Gyeyang Station to Magok in about 10 minutes, Seoul Station in about 30 minutes, and Gangnam in about 40 minutes. Recently, a business agreement was signed to promote the GTX-D line, which will run from Gimpo through Bucheon, Sillim, Gangnam, Jamsil, and on to Hanam, raising expectations for Geomdan New Town's transportation environment.


To the south of the complex are Seonhwangdaengi Mountain and the Gyeongin Ara Waterway, offering a pleasant residential environment. The complex offers views of Seonhwangdaengi Mountain, and residents can conveniently access the Gyeongin Ara Waterway Park via a passageway. Nearby natural environments such as Gyeyangcheon Stream, walking trails, and a planned neighborhood park can also be enjoyed.


There is also abundant living infrastructure and a strong demand base. Residents can conveniently use the Next Complex, the landmark of Geomdan New Town Phase 1, the central commercial district, and government offices. The Next Complex is a multi-cultural facility where culture, commerce, residence, and business coexist. In particular, near the complex, the Smart With Up logistics and distribution center, large shopping malls, and specialty stores will be established. Additionally, the Incheon District Court Northern Branch and Incheon District Prosecutors' Office Northern Branch are planned to be built on approximately 46,000㎡ (23,000㎡ each for the court and prosecutor's office).


The product quality is also excellent. The entire complex is mainly south-facing, and the 4-5 Bay floor plan maximizes lighting and ventilation.
