Sindorim Miseong Reconstruction Phase 1 Conditionally Passes Safety Inspection
Application for Project Implementation Approval of Sindorim293 Urban Environment Improvement Project
[Asia Economy Reporter Onyu Lim] A development boom is sweeping through the semi-industrial area of Sindorim-dong, Guro-gu, Seoul. Sindorim Miseong Apartments have passed the first phase of the reconstruction detailed safety inspection, and the Sindorim 293 Urban Environment Maintenance Project has also applied for project implementation approval. As the stalled maintenance projects get back on track, housing prices are also on the rise.
According to the urban maintenance industry on the 8th, Sindorim Miseong Apartments in the 290 area of Sindorim-dong recently received a conditional pass with a D grade (52.45 points) in the first phase of the reconstruction detailed safety inspection. The final decision on whether to proceed with reconstruction will be made after a public institution reviews the appropriateness. For reconstruction safety inspections, grades are classified as follows: △A to C grades mean maintenance and repair (reconstruction not allowed), △D grade means conditional reconstruction (verification by public institution required), and △E grade means reconstruction confirmed.
Sindorim Miseong, consisting of 6 buildings and 824 households, was completed in 1989 and is the only complex in the Sindorim semi-industrial area to have reached the 30-year reconstruction eligibility period. Residents initially pursued remodeling, even selecting a construction company in 2008, but later shifted their focus to reconstruction. The area is evaluated as well-equipped with transportation infrastructure, including proximity to Anyangcheon and Sindorim Station.
The nearby large-scale urban environment maintenance project, Sindorim 293, recently applied for project implementation approval at the Guro District Office. This project is currently being promoted under the "landowners and others" method, which does not require the establishment of a separate association, and recently surpassed a 75% resident consent rate. The project covers an area of 196,648㎡ and plans to build a total of 2,722 apartment units ranging from two basement floors to 42 floors above ground, along with three knowledge industry centers.
With successive favorable maintenance projects, significant changes are expected in the aging Sindorim semi-industrial area around Anyangcheon. While over 7,000 apartment units were built around Sindorim Station in the late 1990s and early 2000s, transforming it into a residential area, maintenance projects in the semi-industrial area have been continuously delayed due to local resident conflicts.
However, as development projects have recently gained momentum, housing prices are also rising. The asking price for a 66㎡ (exclusive area) unit in Sindorim Miseong, which was traded at 762 million KRW in January this year, has risen to 830 million KRW immediately after passing the first safety inspection.
A representative from real estate agency A in the area said, "With various maintenance project benefits such as remodeling of Woosung 1, 2, and 3 complexes and the confirmed relocation of the Guro vehicle depot following the announcement of the Gwangmyeong-Siheung new town, the future value of Guro will be significantly different from now."
