Passed Seoul City Review on the 4th... Floor Area Ratio Increase, Addition of First-Floor Street Activation Uses... Expected Supply of Convenience Facilities and Commercial Area Revitalization Due to Population Growth
[Asia Economy Reporter Jong-il Park] Songpa-gu (Mayor Park Seong-su) announced that the 'Songpadaero District 2 Unit Plan Reorganization Decision (Change) (Draft)' passed the Seoul City Urban and Architectural Joint Committee review on the 4th.
The Songpadaero District consists of District 1 (189,566㎡) around Seokchon Station and District 2 (83,148㎡) around Seokchon-dong 295 and Songpa-dong 95, centered on Songpadaero, which crosses the center of Songpa.
Among these, District 1 had its unit plan reorganization decided and announced in February 2020.
The district submitted the 'Songpadaero District 2 Unit Plan Reorganization (Draft)' to Seoul City on December 10 last year to maintain consistency with District 1 and reflect changed systems (Seoul City unit plan establishment standards) for the separated District 2.
With the passage of this review, the district will provide convenience for vehicle and pedestrian spaces by expanding some district boundaries (4,729㎡ around Songpa-dong 97-47).
In particular, to secure consistency with District 1, the standard floor area ratio will be increased. The Category 3 General Residential Area will be raised from 210% to 230%, and the Category 2 General Residential Area from 180% to 200%.
Also, to revitalize Songpadaero, the recommended uses have been expanded beyond office facilities to include offices, academies, and educational research facilities, and first-floor street activation uses have been additionally introduced.
Going forward, the district plans to announce a re-examination notice and then finalize the decision on the plan.
Park Seong-su, Mayor of Songpa-gu, said, "This unit plan reorganization is expected to supply living convenience facilities and revitalize commercial areas in large-scale population growth areas such as Seokchon-dong and Songpa-dong," adding, "We will gather opinions from all sectors and residents as much as possible during the remaining process to ensure the reorganization plan leads to regional development."
