[Asia Economy Reporter Kangwook Cho] Hyundai Engineering & Construction announced on the 4th that it plans to launch sales this month for the ‘Hillstate Dalseong Park Station’ complex located at 165-2 Taepyeong-ro 3-ga, Jung-gu, Daegu, along with 25 other parcels.
Hillstate Dalseong Park Station will be developed as a super high-rise residential-commercial complex consisting of 3 buildings, ranging from 5 basement floors to a maximum of 49 floors above ground, with a total of 392 units. It comprises 2 apartment buildings with 320 units and 1 residential officetel building with 72 units. A distinctive feature is that all units are composed of a single preferred exclusive area of 84㎡.
The number of units by type for the apartments is as follows: ▲84㎡A 91 units ▲84㎡B 44 units ▲84㎡C 44 units ▲84㎡D 47 units ▲84㎡E 47 units ▲84㎡F 47 units. The residential officetel consists of ▲84㎡OA 72 units.
Hillstate Dalseong Park Station allows simultaneous subscription for both apartments and officetels. In particular, for the officetel, anyone nationwide aged 19 or older can apply without needing a subscription savings account, and there is no resale restriction, allowing immediate resale, which is expected to attract significant interest.
The Taepyeong-ro area where the complex is being developed is forming a new residential town with about 17,000 households as super high-rise branded residential-commercial complexes are emerging one after another. It is located within a 5-minute walk from Dalseong Park Station on Daegu Subway Line 3, making it a transit-oriented area. It is also close to Buk-gu Office Station on Line 3, and Daegu Station on Line 1 and the Gyeongbu Line, providing convenient transportation. Notably, Daegu Station is the site of a metropolitan railway project connecting Gumi, Chilgok, Daegu, and Gyeongsan over 61.85 km, with a total project cost of 151.5 billion KRW invested by the Ministry of Land, Infrastructure and Transport, Daegu City, Gyeongsangbuk-do, the Korea Rail Network Authority, and Korea Railroad Corporation. The project aims to open in 2023, which will further enhance the metropolitan transportation network accessibility from the complex.
Regarding educational facilities, Suchang Elementary School is within walking distance, ensuring safe commuting for children. Additionally, many schools such as Jongno Elementary, Seobu Elementary, Dalseong Elementary, Kyungil Middle School, and Chilseong High School are densely located nearby.
Large parks such as Dalseong Park are situated nearby, providing a rich green environment. Cultural and convenience facilities including Lotte Department Store, Homeplus, Opera House, and Daegu Complex Sports Town are also adjacent. Furthermore, public offices like Buk-gu Office and Jung-gu Health Center, as well as traditional markets such as Seomun Market and Chilseong Market, are close by.
The complex is oriented southward to ensure excellent lighting and ventilation. The interior design of the units adopts a slab-type 4-bay structure (except for some units), and compared to surrounding buildings, it includes spacious dressing rooms and pantries to expand storage space and usability.
To enhance residential convenience, Hyundai Engineering & Construction’s home IoT system ‘Hi-oT’ technology will be applied. It enables control of lighting and heating, energy usage monitoring, and services such as parcel tracking and elevator calling via smartphone, allowing for a more comfortable living experience.
Additionally, an air exchange ventilation system equipped with HEPA filters, effective in reducing fine dust, is applied to maintain a pleasant indoor air environment at all times. Dressing rooms are equipped with heating and exhaust systems (except some units) for easy management and maintenance. The design also pays attention to details such as ceiling-type system air conditioners (optional), food waste dehydrators, and bidets in the master bathroom, maximizing everyday convenience.
The residential officetel units are all oriented due south to maximize views and sunlight exposure. They feature a high exclusive area ratio and a 4-bay slab-type floor plan design to enhance openness and space utilization. Compared to other companies, they offer larger dressing rooms and laundry rooms to increase storage space.
A Hyundai Engineering & Construction official stated, "The complex offers the future value of Taepyeong-ro, which is emerging as a new residential area in Daegu, and its proximity to various infrastructure facilities allows for convenient living, attracting much consumer interest. Especially since a large-scale Hillstate brand town is currently being developed in the Taepyeong-ro area, expectations for this complex are high. We will do our best to present a product that residents can take pride in living in."
The model house for Hillstate Dalseong Park Station is scheduled to open this month. Move-in is planned for August 2024.
