As Chimsan Living Area Expands Toward Downtown, So-called Opera Living Area Forms in Goseong-dong
'Opera Centum Park Seohan Idaeum' Right in Front of Complex Sports Town (Former Citizen Stadium) to Launch Sales in March
As the Chimsan living area in Buk-gu, Daegu, which has established itself as a preferred urban residential area, expands southward toward the city center, Goseong-dong has recently emerged as the hottest popular residential area.
The Chimsan-dong area, once a factory zone including the old Daehan Textile site, began apartment complex development in the late 1990s and steadily expanded residential areas and infrastructure up to Chilseong-dong, becoming a convenient urban residential area with about 22,000 households. Due to its excellent location advantages, demand for entry into the area increased, and as the apartments aged, the demand for new apartment supply and redevelopment grew. In response, Goseong-dong, closer to the city center, was rapidly developed as a new residential town.
Along with this, surrounding areas that had not been touched by development have also transformed dramatically, forming a skyline of about 4,000 households with complexes such as ‘Opera Truel Citizen’s Forest,’ which moved in last May, and the under-construction ‘Hillstate Daegu Station Opera,’ ‘Daegu Station Opera W,’ and ‘Daegu Opera Switzen.’
This area is called the Opera living zone because it is adjacent to the Opera House, a symbol of cultural space. Complexes in Goseong-dong using the ‘Opera’ brand name have enhanced the area's preference and image, recording high sale prices and premiums on pre-sale rights. For example, ‘Opera Truel Citizen’s Forest,’ which moved in April last year, had a sale price of 405 million KRW for an 84㎡ unit at the time of pre-sale in 2017, but last month it was sold for 640 million KRW, nearly a 60% increase. Despite this, few units are available due to high residential satisfaction. ‘Daegu Station Opera W,’ pre-sold in October 2019 and scheduled for move-in in 2023, had a pre-sale price of 516 million KRW for an 84㎡ unit, but the pre-sale right was traded this month for 685.7 million KRW, with a premium of 170 million KRW.
4,000 new apartments in Goseong-dong using the ‘Opera’ brand are changing the area's appearance. The reason apartments with the ‘Opera’ brand lead the market price is that the Opera living zone is an excellent urban residential area with outstanding living conditions. The old Citizen’s Stadium area, a symbol of Goseong-dong, has been transformed into a park-like complex sports town with DGB Daegu Bank Park, the exclusive stadium for Daegu FC, a community baseball field with stands and fences removed, a squash court, and an ice rink, providing residents with spaces for rest and leisure.
Additionally, the Opera House and Concert House are nearby, allowing residents to enjoy cultural benefits closest in Daegu. There are also abundant neighborhood facilities within walking distance, such as E-Mart, Megabox, and the Northern Library, and convenient access to Lotte Department Store and other urban amenities nearby.
Transportation conditions are excellent, with Buk-gu Office Station on Subway Line 3 within a 5-minute walk, and Chimsan-ro connecting to Sincheon-daero and the city center within 5 minutes. Furthermore, the establishment of Wondae Station on the Daegu Metropolitan Railroad (61.85 km), connecting Gumi, Daegu, and Gyeongsan, is under consideration, which will further improve regional transportation once confirmed. The educational environment is well-equipped, with schools such as Dalseong Elementary, Daegu Il Middle School, Chimsan Middle School, and Chilseong High School within walking distance, and a cluster of academies, providing residents with satisfaction regarding their children's education. Moreover, the area’s strength lies in being a quiet residential area with convenient urban living conditions.
As changes in Goseong-dong accelerate, the local company Seohan is preparing to sell ‘Opera Centum Park Seohan Idaum’ near the old Citizen’s Stadium. This complex will consist of four buildings ranging from two basement floors to a maximum of 26 floors above ground, with 417 units of 74㎡ and 84㎡. The well-organized building layout secures unobstructed views, and being adjacent to the community baseball field in the complex sports town allows residents to comfortably enjoy park openness along with sports and leisure facilities. All units are designed with south-facing 4-bay layouts, and alpha rooms or pantries are provided depending on the type to enhance space utilization efficiency.
Located within a 5 to 10-minute walk from Buk-gu Office Station on Subway Line 3 and various schools, the complex offers excellent living convenience and is evaluated as a prime location in the new residential town of the Goseong-dong Opera living zone.
This project is a rare self-developed and self-constructed business entirely handled by Seohan. Therefore, it is said that more meticulous planning and effort were devoted from the design stage. A Seohan official stated, “We are confident that, having prepared thoroughly, we can provide great satisfaction to residents. We will present a high-quality apartment representing the Opera living zone.”
The model house will be set up in Buk-gu and is scheduled to open in March.
