The so-called "Jeonwolse Prohibition Act," which imposes a mandatory residence period of up to five years on apartments subject to the price ceiling system, was abruptly enforced starting on the 19th, drawing significant attention from buyers to the last batch of units that escaped regulation.


According to Cheongyak Home on the 19th, the resident recruitment announcements for "Godeokgangil Jeil Punggyeongchae" supplied by Jeil Construction in Godeokgangil District, Gangdong-gu, Seoul, and "Jayang Haneulchae Ber" by Kolon Global in Jayang-dong, Gwangjin-gu, were posted the day before. The announcements came out just one day before the enforcement of the Jeonwolse Prohibition Act on the 19th, effectively avoiding the regulation. These complexes allow winners to lease out their units without residing at the time of move-in, and the sale prices are set lower than the surrounding market prices, which is expected to attract a large number of applicants.


"Godeokgangil Jeil Punggyeongchae," which will start its application schedule on the 3rd of next month, will be built in Block 1 of Godeokgangil District with a total of 780 units. The units range from 84 to 101 square meters (exclusive area). Among these, 289 units are for special supply and 491 units for general supply. Although located in Seoul, since the apartment is in a public housing district, residents of Incheon and Gyeonggi areas are also eligible to apply. The sale price is set at 24.3 million KRW per 3.3 square meters. For the 101㎡ units, the price exceeds 900 million KRW, making it ineligible for interim payment loans, but considering that the market price for 84㎡ units in nearby complexes is between 1.3 to 1.5 billion KRW, a price difference of 400 to 500 million KRW is expected. For reference, "Hillstate Lishuvil Gangil," which was sold in December last year nearby, recorded an average competition rate of 255.5 to 1 with 117,035 applicants for 458 first-priority units.


"Jayang Haneulchae Ber" is priced at 25.8 million KRW per 3.3 square meters for general sale. It consists of 165 units ranging from 46 to 59 square meters (exclusive area), with 51 units of 46㎡ available for general sale. The general sale price ranges from approximately 480.4 million to 517.2 million KRW. Considering that prices for small apartments in major areas of Seoul exceed 1 billion KRW, a considerable price difference is also expected. The special supply application will be held on the 2nd of next month, followed by the first-priority application on the 3rd.
