Halla Co., Ltd. (formerly Halla Construction) will launch sales of 'Yangpyeong Station Halla Vivaldi' in mid-February in the Yangpyeong-gun area of Gyeonggi Province. As the largest large-scale apartment complex in Yangpyeong, it features a viewing caf? and guesthouse on the top 20th floor of buildings 101 and 201, offering the first-ever views of the Namhan River in Yangpyeong.
'Yangpyeong Station Halla Vivaldi' consists of 16 buildings ranging from 2 basement floors to 20 above-ground floors, with a total of 1,602 units?750 units in Complex 1 and 852 units in Complex 2. The entire complex is oriented mainly southward, maximizing sunlight and views. The design also highlights various themed parks.
The number of units by exclusive area, including both Complex 1 and 2, is as follows: ▲ 59㎡A, 116 units ▲ 59㎡B, 230 units ▲ 74㎡, 302 units ▲ 84㎡A, 570 units ▲ 84㎡B, 308 units ▲ 98㎡, 76 units, totaling 1,602 units.
Yangpyeong was excluded from the government's expanded ban on resale of pre-sale rights in the metropolitan area announced last year, so it is expected to attract high interest not only from local end-users but also from investors.
'Yangpyeong Station Halla Vivaldi' is a transit-oriented complex within walking distance of Yangpyeong Station on the KTX and Gyeongui-Jungang Line, allowing commuting to Seoul via these lines. It takes about 20 minutes to reach Cheongnyangni Station by KTX. Additionally, Yangpyeong Bus Terminal is accessible on foot, and the complex offers convenient access to nationwide destinations via the Jungbu Inland Expressway and nearby national roads.
Notably, the Metropolitan Area 2nd Ring Expressway (Yangpyeong-Hwado section) is under construction and scheduled to open by the end of 2022. The Yangpyeong-Icheon Expressway has also begun construction, aiming for completion by the end of 2025. Furthermore, if the Seoul-Yangpyeong Expressway (27 km), currently under preliminary feasibility review, is confirmed, access to Seoul will be possible within 20 minutes. The expansion of National Road 88 (from Toechon to Yanggeundaegyo Bridge) is also underway, promising further improvements in transportation infrastructure.
'Yangpyeong Station Halla Vivaldi' is adjacent to Yangpyeong County Library, Yangpyeong-eup Office, and Yangpyeong County Hall. Shopping facilities such as Yangpyeong Market, Hanaro Mart, Mega Mart, and Lotte Mart are all within 1.5 km, providing well-established living infrastructure. The complex is also near the Namhan River and Yangpyeong Sports Park, and crossing Yangpyeong Bridge leads to a pleasant environment with waterside parks such as Eoksarim, Yangpyeong Narukke Festival Park, and Gyopyeong District Park.
Several schools, including Yangpyeong Middle School, Yangil Middle School, Yangil High School, Yangpyeong High School, and Yangseo High School, are located near the complex, offering an excellent educational environment. Yangpyeong has been a region where rural special admissions for college entrance apply, attracting significant interest from parents in Seoul and the metropolitan area.
'Yangpyeong Station Halla Vivaldi' features abundant greenery around the complex as well as various eco-friendly facilities within. A 1,000㎡ natural grass plaza (Vivaldi Plaza) capable of hosting various events will be created at the center of the complex. A 100m track for residents' health and a 1,000㎡ 'Breathing Forest' planted with fir trees for forest bathing will also be established. All playgrounds will be equipped with 'fine dust traffic lights' to monitor particulate matter levels.
Specialized educational features will be applied at 'Yangpyeong Station Halla Vivaldi.' The small library will include a reading lounge, 1:1 and group study rooms, and individual reading rooms. A school station, a safe space ensuring children's safe commute, will also be installed.
Within the complex, a 'Forest Library' and a hobby gardening and crop cultivation area will create communication spaces for residents, along with a 'Vita Garden,' a vegetable garden for children's education.
The interior units have been expanded front and back to increase actual living space. A wide design has been applied to make the master bedroom and kitchen comfortable, and storage spaces have been arranged considering movement flow to provide an efficient kitchen environment.
Energy-saving features include a first-grade energy efficiency eco-friendly boiler, temperature controllers in each room, and standby power cut-off switches, enabling energy savings per unit. A One Pass system allows automatic elevator calling, parking location recognition, and common entrance door opening with a single remote control. An optional clean ventilation system automatically adjusts indoor air quality according to the environment.
Yangpyeong is a non-regulated area in the metropolitan region, so subscription conditions are relatively free. For non-homeowners, the maximum loan-to-value ratio for mortgage loans can be up to 70%. Resale of pre-sale rights is allowed six months after the winner selection date. Additionally, acquisition tax surcharges do not apply to non-homeowners and one-homeowners. There is no mandatory residence period, and full loans for intermediate payments are possible. Subscription eligibility is available to both household heads and members after one year of subscription account deposits.
Last year, four complexes totaling 1,846 units were sold in the Yangpyeong area with zero unsold units. This is attributed to Yangpyeong being a non-regulated area, scarcity of supply, affordable prices, simultaneous rises in sale and rental prices, pre-sale premium, and various transportation infrastructure developments, suggesting that the sales market will remain active for the time being.
