What If You Can't Apply for Lotto? 청포자들 Focus on 'Desiang Hyoja Skyfore' Regional Housing Association

Due to the government's successive real estate regulations, the threshold for subscription, which allows people to purchase apartments at relatively affordable prices, is gradually rising. This is because the number of subscription applicants is increasing, leading to higher competition rates, and the expansion of regulated areas is making it more difficult to meet the winning criteria.


According to the subscription savings account enrollment status on the Korea Real Estate Board's Subscription Home as of the end of December last year, there were 25,559,156 nationwide housing subscription savings account holders. This is an increase of 1,803,055 compared to 23,756,101 at the end of 2019. The number of first-priority subscription applicants also more than doubled from 1,976,220 in 2018 to 4,351,826 in 2020.


The subscription competition rate is also rising. According to Real Estate 114, the nationwide average first-priority subscription competition rate sharply increased from 15.16:1 in 2019 to 27.51:1 in 2020.


Moreover, when designated as a regulated area, the first-priority subscription requirements become stricter, such as being a household head without a house and having a subscription savings account for 24 months. Additionally, for houses under 85㎡, 75% of the allocation is based on a point system, narrowing the chances of winning for young real demand buyers with low points.


In particular, in Jeonju City, which was designated as a regulated area under the December 17 measures, the balloon effect is strong. Inquiries are flooding in for ‘Desiang Hyoja Skyfore’, which does not require subscription points or first-priority requirements.


‘Desiang Hyoja Skyfore’ is an apartment developed as a regional housing association project in the Jeonju area. It is already known that owners of Gwangjin Gojak Apartments and nearby company workers have joined the association.


A representative of the ‘Desiang Hyoja Skyfore’ regional housing association explained, “Out of a total of 582 households, 270 are allocated to members from Gwangjin Gojak Apartments within the project site,” adding, “Recruitment of association members is progressing smoothly, so we inform that general sales may not be available, but inquiries from customers wanting to make reservations for visits are nonstop.”


He added, “Recently, with Jeonju City being designated as a regulated area, it seems that real demand buyers who do not meet subscription requirements are turning their attention to regional housing associations, where the threshold for owning a home is relatively lower.”


The area where ‘Desiang Hyoja Skyfore’ will be located is rich in demand from public institutions and companies such as the Western New Town, Jeonbuk Provincial Office, and Korea Expressway Corporation. It is evaluated as an excellent residential area with transportation, living convenience, and school districts all in place, making it highly viable for housing development projects.


Baekje-daero, which runs north-south through Jeonju, and Seowon-ro and Yongmeori-ro, which run east-west, provide a well-connected road network. Furthermore, numerous bus routes connecting Jeonju city center stop here, making public transportation convenient. Nearby are Seobu Market, CGV, Homeplus, Lotte Cinema, as well as public offices like the Residents’ Center and Wansan District Office.


The educational environment is also excellent. Prestigious Sangsan High School is nearby, and Hyoja Elementary, Samcheon Elementary, Hyomun Girls’ Middle School, Hyojeon Middle School, and Hyojeong Middle School are all within walking distance. The surrounding area boasts a pleasant ‘park zone’ with Chilsung Mountain, Gomsongnamu Gil Park, Samcheon 1 Park, and Geoma Park.


Additionally, in Hyoja-dong and Samcheon-dong, reconstruction and redevelopment projects are underway in Osung Daewoo, Samcheon Jugong 3 Complex, Sekyung, and Hyoja Jugong, among others. As a result, this area is expected to absorb a large number of high-income professionals in Jeonju and grow into a new preferred residential area.


The ‘Desiang Hyoja Skyfore’ regional housing association, which will be built with 582 households from basement level 2 to 27 floors above ground, has applied specialized designs as ㈜Taeyoung Construction, famous for the ‘Desiang’ brand, has expressed its intention to participate in construction.


First, it consists of exclusive areas ranging from 59 to 77㎡, preferred by real demand buyers, and despite being small to medium-sized, a 4-bay specialized design advantageous for lighting and ventilation is applied to all households. Community facilities equipped with fitness centers, indoor golf ranges, and study rooms will be provided, encompassing elements experienced in branded apartments, thereby enhancing member satisfaction.
