From Hotel Amenities to Regular Art Subscription... Concierge Services That Determine the Success of Property Sales The first high-end branded residential complex in Anyang City, 'Anyang Dior Nine'


A trend of specialized services is sweeping the modern housing market. Moving beyond design specializations that enhance space utilization such as rearranging traffic flow or securing niche spaces, the presence or absence of convenience services within complexes that improve everyday life has emerged as a key factor determining sales success.

According to the ‘2020 Residential Space Consumer Awareness Survey’ conducted by The Research Group on 1,000 homeowners in the metropolitan area, jointly carried out by Fides Development, Daewoo Construction, Aegis Asset Management, Korea Asset Trust, and Haean Architecture, 50.1% of respondents chose ‘upgraded facilities, services, and excellent quality’ over ‘affordable sale prices’ as more important. The proportion of respondents favoring the former increased by 14.8 percentage points from 35.3% last year.


As a result, complexes introducing resident-exclusive concierge services that assist not only with household chores but also hobbies and leisure activities are increasingly appearing. Moreover, complexes that sell out quickly amid high interest are easy to find. For example, ‘Riverview Naru House’ in Mapo-gu, Seoul, received favorable reviews for offering hotel-grade services such as breakfast service, valet parking, laundry, and dry cleaning, completing contracts within two months. Similarly, ‘The Raum Penthouse’ in Gwangjin-gu finished contracts within three months of sale, with its provision of breakfast service and housekeeping services cited as key factors attracting demand.


An industry expert commented, “While location remains an important factor in choosing a residence, lifestyle changes such as those brought by COVID-19 have significantly increased the time spent at home, leading to a growing demand for complexes that support various lifestyle convenience services. The fact that the active 30s and 40s generation and young rich consumers, who are willing to pay more for products and services that enhance life satisfaction, have risen to the forefront of real estate consumption seems to have a considerable impact on the popularity of complexes offering specialized services.”


Amid this, a high-end branded residential complex introducing premium concierge services at the prime location of Anyang Post Office Intersection in the metropolitan area is attracting attention. Concierge services, traditionally offered mainly by luxury hotels, refer to services that handle all guest requests from check-in and check-out to tourism support. The convenience of enjoying such services daily in one’s own home is capturing the interest of consumers.


The complex, ‘Anyang Dior Nine,’ is being developed in Anyang-dong, Manan-gu, Anyang-si, Gyeonggi-do, at blocks 627-1, 2, and 3 (basement 6 floors to ground 25 floors) and blocks 627-30 and 32 (basement 7 floors to ground 25 floors). The complex will consist of three buildings and will be introduced as a mixed-use residential facility including apartments, officetels, and a commercial facility called ‘Pantheon Square.’


‘Anyang Dior Nine’ is the first high-end branded residential complex in Anyang City, applying the lifestyle concept of the top 1%. It plans not only specialized building exteriors and residential space designs but also premium concierge services. Residents will also receive various private benefits through an exclusive membership card to be issued.


The complex will offer luxury hotel-grade concierge services that were previously difficult to experience even in high-end residences. It will meticulously support essential daily household chores such as home cleaning, delivery and setup of hotel amenities, laundry and dry cleaning, and fresh food delivery. Additionally, to enrich high-end hobbies and leisure activities, fitness and golf practice lessons are planned. Other sophisticated services will include regular subscriptions to artist artworks and regular delivery of fresh flowers by florists.


Within the complex, the commercial facility ‘Pantheon Square’ and the resident community facility ‘Dior Nine FLEX 5’ will be provided, allowing residents to enjoy one-stop living from housing to shopping and leisure. ‘Pantheon Square’ is actively pursuing the attraction of well-known key tenants and will support various events and pop-up stores from multiple angles to ensure continuous operation. ‘Dior Nine FLEX 5’ will feature outdoor infinity pools, kids’ pools, outdoor jacuzzis, fitness/G.X rooms, childcare houses and outdoor playgrounds, golf lounges, screen golf and putting greens, studios, single-person offices, private family pubs, guest houses, meeting rooms, and lounges, arranged according to five themes.


The residential spaces will be decorated with high-end finishing materials such as marble and furnished with European luxury imported furniture brands popular among the discerning upper class, including Euromobil and Mixhal. Furthermore, ‘Dior Nine’ will implement a unique life platform system combining Samsung IoT solutions and Apartner, the industry’s number one apartment management application, creating a smarter living environment. Residents will be able to control in-unit devices via the application or voice commands, and conveniently check concierge service reservations, visitor vehicle management, local information, and resident bulletin boards through the app.


Regarding transportation infrastructure, residents can conveniently use Anyang Station on Subway Line 1 and the Metropolitan Area 1st Ring Expressway. Additionally, the opening of the Wolgot-Pangyo Line Anyang Station (scheduled for construction this year) within a five-minute walk will further enhance accessibility to Yeouido and Gangnam.
