The government continues to implement policies that bundle and lift real estate regulations by region to stabilize housing prices, but instead, housing prices seem to be soaring uncontrollably. As real estate prices in some areas fluctuate significantly between rises and falls, creating an unstable situation, attention is shifting to investment destinations that are stable, less regulated, and offer tax benefits.
In particular, nationwide apartment prices are steadily rising contrary to the government's expectations. It is analyzed that housing prices have increased due to a rise in demand for mid-to-low priced homes as the supply of jeonse (long-term lease) properties decreased amid a low-interest rate environment. According to the Korea Real Estate Board, as of the 16th, the nationwide weekly apartment price rose by 0.25%, which is 0.04% higher than the previous week. Among them, apartment prices in Gimpo-si increased by 2.73%, recording the highest growth rate nationwide.
This phenomenon can also be attributed to the influx of sales and investment demand in Gimpo Hangang New Town, which is relatively affordable compared to Seoul and offers convenient public transportation and expectations for the establishment of the GTX-D line. Recently, Sambu Construction Co., Ltd. is supplying the ‘Hangang Renaissance Advanced Biz Nine,’ a knowledge industry center that offers various benefits and tax incentives.
‘Hangang Renaissance Advanced Biz Nine,’ supplied in the Gimpo-si area of Gyeonggi-do, is a complex knowledge industry center capable of attracting advanced industries aligned with the 4th industrial revolution. It consists of advanced urban-type factories, manufacturing factories, and section offices.
It is constructed with a total floor area of 30,241.80 pyeong (approximately 99,900 square meters) from basement level 3 to ground level 15. From basement level 3 to basement level 2, office facilities, parking lots, and mechanical and electrical rooms are established. From basement level 1 to level 2, neighborhood living facilities, office facilities, and parking lots are provided. Additionally, office facilities are arranged from ground level 3 to ground level 15.
To reduce costs for tenant companies and create a convenient working environment, it is equipped with a ‘drive-in system’ featuring vehicle entry ramps, 7.2m wide corridors, 4.2m floor heights on ground floors, and a maximum 6m ceiling height for neighborhood living facilities. Public transportation includes the Gimpo Gold Line, which opened in September last year, plans to extend Seoul Subway Line 5 and Incheon Line 2, and the opening of the Metropolitan Area 2nd Ring Expressway section from Gimpo to Paju scheduled for 2026.
