[Asia Economy Reporter Yuri Kim] The number of housing units scheduled for sale in Seoul this year is estimated to be around 45,000 units. A large volume of major complex units is expected to be concentrated in the second half of the year.
According to Real Estate 114 on the 15th, the total number of housing units scheduled for sale in Seoul this year is 45,217 units, similar to last year's sales performance (42,086 units). Most of these consist of delayed private redevelopment and reconstruction maintenance project units.
The general sale of the Dunchon Jugong reconstruction in Dunchon-dong, Gangdong-gu, which is attracting attention as a large complex with a total of 12,032 units, is tentatively scheduled around July. In July, in addition to Dunchon Jugong, ▲Godeok Gangil 10 Block in Sangil-dong, Gangdong-gu (593 units) ▲Raemian in Imun-dong, Dongdaemun-gu (2,904 units) ▲Jungnang 1 District in Junghwa-dong, Jungnang-gu are expected to be sold consecutively. Then in September, Hillstate e-Pyeonhan Sesang Munjeong in Munjeong-dong, Songpa-gu (1,265 units), and in October, Acro Park Bridge in Bangbae 6 District, Bangbae-dong, Seocho-gu (1,131 units) will be released to the subscription market.
In the first half of the year, attention is expected to focus on Raemian One Bailey in Banpo-dong, Seocho-gu (2,990 units, February) and Jangwi 10 District in Jangwi-dong, Seongbuk-gu (2,004 units, June), which recently finalized their general sale prices. The average sale price per 3.3㎡ of Raemian One Bailey was set at 56.68 million KRW, 7.77 million KRW higher than the price initially proposed by the Housing and Urban Guarantee Corporation (HUG). An official from the maintenance industry predicted, "Although the sale price has increased somewhat, it is still only about 60% of the surrounding market price, so a large number of applicants are expected to flock."
Meanwhile, it appears that many complexes have not yet finalized specific schedules other than the policy of 'sale within the year.' Godeok Gangil Jeil Punggyeongchae in Godeok-dong, Gangdong-gu (780 units), Samsung Hongshil in Samseong-dong, Gangnam-gu (419 units), Raemian One Pentas (Sinbanpo 15th) in Banpo-dong, Seocho-gu (641 units), Bangbae 5 District in Bangbae-dong, Seocho-gu (2,796 units), Jinju in Sincheon-dong, Songpa-gu (2,636 units), and Daejo 1 District in Daejo-dong, Eunpyeong-gu (1,971 units) currently have undecided schedules.
Experts advised that in Seoul, since the sale price exceeding 900 million KRW limits eligibility for special supply, prospective applicants should carefully check the conditions before planning to purchase a home.
