For example, ‘Alleyway Gwanggyo,’ a commercial facility located in Gwanggyo New Town, Suwon, applied a unique concept called ‘A Day at the Lakeside Village Festival’ with a European-style exotic theme, attracting 5 million visitors in just eight months. Based on this abundant demand, it has established itself as a landmark commercial facility in the area.


Commercial facilities reflecting unique themes also show excellent sales performance. ‘Hills Avenue Samsong Station Skansen’ in Goyang City, which was the first in the country to reproduce the natural phenomenon of the aurora within a Nordic theme, received high preference among investors and completed full sales. Similarly, ‘Grang City Xi Avenue’ in Ansan, Gyeonggi Province, introduced a waterfront street design with a Nordic theme and sold out within a day of contract opening.


A real estate official stated, “Commercial facilities with differentiated exterior designs or interior layouts attract abundant foot traffic and can even revive dead commercial districts. If you are considering investing in commercial facilities, it is worth paying attention to uniquely themed commercial facilities that can establish themselves as representative commercial areas.”


Meanwhile, in Anyang City, Gyeonggi Province, a commercial facility inspired not by a simple European theme but by the Pantheon temple of the Roman era is about to be launched, drawing attention among investors. The commercial facility ‘Pantheon Square’ is the protagonist, planned to be developed within ‘Anyang Dior Nine,’ the city’s first high-end branded residential complex.


‘Pantheon Square,’ located within ‘Anyang Dior Nine,’ is the first high-end branded residential facility supplied in Anyang City, and plans to introduce high-quality community facilities and concierge services that were previously unavailable in the area. ‘Pantheon Square’ is expected not only to monopolize demand from residents of this luxury residential facility but also to position itself as a ‘cultural center’ that generates steady demand throughout the year with various events.


In particular, it will modernly reinterpret the architectural style of the Roman Pantheon temple, including arches, and introduce a large-scale plaza and artistic sculptures reminiscent of chandeliers. The shopping mall will shine brilliantly every evening, combining a classic yet stylish design. Like ‘Anyang Dior Nine,’ it plans to present a new lifestyle previously unseen in Anyang, elevating the level of shopping experience.


‘Anyang Pantheon Square’ aims to become a hot place in Anyang by creating various specialized spaces. Representative examples include the main plaza ‘Pantheon Square,’ featuring a giant cloud art installation spreading across the sky; the second-floor bridge ‘Aurora Way,’ utilizing floor LED lighting; the art park ‘Place Flora,’ where couples can stay and create memories; and the underground first floor ‘Muse Cluster,’ a meeting plaza where cultural sensibility and media coexist.


Through consulting with lighting experts, these spaces will create beautiful nighttime lighting for a four-season festival atmosphere. Combined with a modernly designed neoclassical interior, they are expected to become popular SNS ‘life photo’ zones reflecting recent trends.


Additionally, various key tenants are being pursued, and despite the economic downturn in Gyeonggi Province, outstanding customer attraction power is expected to stably draw consumers. Key tenant customers tend to stay for long periods once they visit, which significantly generates a spillover effect to surrounding businesses.


The demand base is also excellent. Nearby large apartment complexes such as Samsung Raemian (1,998 households), Jugong Tranche (1,093 households), and Raemian Anyang Megatria (4,250 households) secure demand from over 7,000 households in close proximity. On a wider scale, demand is expected from residents of Pyeongchon New Town and the Gwangmyeong area.


Moreover, the Anyang Administrative Complex Town development project, consisting of public land and mixed-use development land, is underway nearby, and additional demand expansion is anticipated due to residential environment improvement projects such as the Anyang Naengcheon District (2,329 households) and the Sogok District housing redevelopment project (1,394 households).
