"The Era of V-nomics with Increasing Homebodies"... Apartment Complex Landscapes Are Also Changing


[Asia Economy Reporter Yuri Kim] The novel coronavirus infection (COVID-19) has brought many changes to daily life. Office workers have increased telecommuting, and students are attending online classes instead of going to school. In response, construction companies are presenting various ideas tailored to the 'post-COVID era.' Some are introducing floor plans equipped with home office spaces for telecommuting and online classes, while others are installing systems at entrances to block external contaminants. As the time spent at home increases, community facilities within complexes are being enhanced, and differentiated resident services are being offered to enable various activities within the residential area.


Hyundai Engineering & Construction introduced a specialized design in August for 'Hillstate Godeok Sky City' that allows the entrance storage and corridor pantry to be converted into an 'H-Clean Entrance.' Equipped with a ceiling air shower system, built-in cleaner, and washbasin, residents can wash their hands immediately and remove contaminants from clothes and shoes right at the entrance after outdoor activities. The arrangement of alpha rooms for telecommuting and remote classes, as well as commercial facilities within the complex for shopping, leisure, and cultural activities, received positive responses, resulting in a first-priority subscription competition rate averaging 28.65 to 1.


Scheduled for occupancy in June next year, 'Seocho Grand Xi' in Seocho-gu, Seoul, will feature the country's first resident-exclusive theater within the complex. A premium screening room (CGV Gold Class) dedicated to residents will be established in the community area, allowing residents to enjoy cultural life without leaving the complex. The theater will offer a variety of content, including the latest movies, musicals, operas, classical music, concerts, and live sports broadcasts.


Next year, construction companies plan to introduce various specialized designs reflecting the changed housing paradigm due to COVID-19. Poonglim Industry’s 'Ochang-gwon Gyoseong District Poonglim I-Won Trinium,' currently being sold in Gyoseong District, Jincheon-gun, Chungbuk, will provide residential services such as breakfast service and butler service for residents spending more time at home. The complex will host an international language academy and operate childcare services for infants and toddlers, enabling dual-income families to manage education and childcare within the complex. This complex consists of 33 buildings, up to 25 floors above ground, with units ranging from 37 to 108 square meters (exclusive area), totaling 2,450 households.


Daelim Industrial plans to sell 'e-Pyeonhansesang Yeongjong International City Centum Venue' in Yeongjong International City, Incheon, in January next year. The complex, located on Block A28 of Yeongjong International City, consists of 16 buildings from two basement floors to 29 floors above ground, with units of 84 and 98 square meters, totaling 1,409 households. For the first time among Yeongjong International City complexes, it will feature personal office spaces suited for the untact (contactless) era. It will also be the first in the area to include an indoor gymnasium within the complex. Facilities such as a fitness center, indoor golf practice range, screen golf, GX room, and family exercise facilities (table tennis) will be provided to allow residents to exercise freely without concerns about fine dust.


Ssangyong Construction’s 'Ssangyong The Platinum Premier,' currently being sold in Anseong-si, Gyeonggi-do, will include various leisure facilities within the complex. It will feature a glamping park and a rooftop garden with green views. Additionally, there will be an outdoor pet garden where residents can play with their pets, a water park in summer, and a play park that can be used as a playground in spring, autumn, and winter. This complex consists of 14 buildings, up to 32 floors above ground, with units ranging from 59 to 141 square meters, totaling 1,696 households.
