High-rise apartments often become landmarks due to their excellent views and sunlight exposure. Since they are frequently composed as mixed-use residential complexes, residents find it convenient to use the low-floor amenities. They are also popular in the subscription market.


As a result, areas with consecutive high-rise complexes tend to experience simultaneous increases in housing prices. According to the Ministry of Land, Infrastructure and Transport's actual transaction data, the October transaction price for a 111.01㎡ unit at ‘Suseong SK Leaders View’ in Suseong-gu, Daegu, was 1.32 billion KRW (40th floor). In November, it was traded at 1.243 billion KRW (16th floor). This is about 300 million KRW higher than the price at the beginning of the year (March, 980 million KRW). The complex is developed up to 57 floors above ground.


A real estate industry insider said, “Nowadays, in the real estate market, mixed-use residential complexes with good locations and the latest specialized designs are breaking the negative perceptions of existing mixed-use complexes and are regarded as symbols of affluent neighborhoods, leading to continuous supply by construction companies.”


Following Suseong-gu, Jung-gu in Daegu is also being reborn as an emerging affluent area with successive mixed-use residential complexes being developed. ‘Hillstate Daegu Station’, ‘Hillstate Dowon Central’, and ‘Belive Premier’ are planned to be built up to 49 floors.

In the heart of Daegu, Dongsung-ro, the landmark mixed-use residential complex ‘Dongsung-ro SK Leaders View’ will accept first-priority subscription applications on the 22nd.


This complex will be located at 5 Samdeok-dong 2-ga, Jung-gu, Daegu, consisting of two buildings with 5 basement floors and up to 48 floors above ground, totaling 335 households, all with a single exclusive area of 84㎡. Simultaneously, the commercial facility within the complex, ‘Dongsung-ro SK Leaders View Avenue’, will be developed on floors 1 to 4 above ground, with a total floor area of approximately 16,076㎡ (about 4,863 pyeong) and 179 units.


The greatest advantage of Daegu’s ‘Dongsung-ro SK Leaders View’ is its excellent location. Daegu Metro Line 2 Gyeongdae Hospital Station, Line 1 Jungangno Station, and the transfer station Banwoldang Station for Lines 1 and 2 are all within walking distance, providing excellent transportation conditions. Nearby roads such as Dalgubeol-daero and Jungang-daero, as well as railway networks including KTX Dongdaegu Station and Daegu Station, are well established, making regional and city travel convenient.


Right in front of the complex are the National Debt Repayment Movement Memorial Park and the 2.28 Memorial Central Park, allowing residents to enjoy urban parks as if they were their own front yard and offering park views. In particular, indoor terraces will be designed in some commercial spaces at the rear of the 1st floor to create a pleasant commercial environment, and the central area of the shopping mall will be designed as an open space across all four floors to enhance openness. A kiosk-type store will also be created in the courtyard on the 1st floor.


Furthermore, a large media facade producing various video displays will be installed on the interior walls of the courtyard, providing photo zones and attractions. Along with this, promotional and marketing support to maximize visitor numbers during certain periods, support for operator selection, contract management including renewals, and rental consulting will also be provided.


The model house for ‘Dongsung-ro SK Leaders View’ is scheduled to open at 845-1 Hwanggeum-dong, Suseong-gu, Daegu Metropolitan City.
