[Asia Economy Reporter Lee Chun-hee] Korea Land and Housing Corporation (LH) announced on the 7th that, as a result of the evaluation for the 3rd public-supported private rental housing private business operator contest in 2020, the consortium led by Geukdong Construction (Geukdong Construction·Korea Land Trust·Samsung Life Insurance·Samsung Securities) and the consortium led by Daewoo Construction (Daewoo Construction·Korea Land Trust) were selected as the preferred negotiation partners for the Pyeongtaek Godeok A-56 block and Osan Segyo 2 A-17 block projects, respectively.


The consortia selected this time as preferred negotiation partners were finally decided after the project plan review by the evaluation committee on the 4th, following the public announcement by LH in September.


The Pyeongtaek Godeok A-56 block, where the Geukdong Construction consortium was selected as the preferred negotiation partner, will supply a total of 1,499 households: ▲350 units of 51㎡ (exclusive area) ▲1,149 units of 74㎡. Among these, all 51㎡ units and 842 units of 59㎡ will be supplied as youth housing.


The Geukdong Construction consortium proposed a spatial plan that connects with surrounding cities and promotes active communication within the complex. Additionally, they planned resident-tailored housing services including a content factory specialized for youth and senior generations, a premium library, an open-type senior center, a 24-hour care space, and an education-specialized program at the level of international schools.

The Osan Segyo 2 A-17 block, where the Daewoo Construction consortium was selected, consists of a total of 579 households: ▲388 units of 74㎡ ▲191 units of 84㎡. Among these, 314 units are allocated as youth housing, including 242 units of 74㎡ and 72 units of 84㎡.


The Daewoo Construction consortium proposed an eco-friendly layout plan that differentiates the complex's landscape by being close to forests and parks, along with a design for a spacious and comfortable underground parking lot reflecting residents' lifestyles. Customized housing services include childcare services for newlyweds such as concentrated childcare spaces, youth employment and startup support spaces like shared offices and youth cafes, and convenience services for industrial complex workers such as shared cars and outdoor cinemas.


The preferred negotiation partners will establish a rental REITs after consulting with the Housing and Urban Guarantee Corporation (HUG) on the project plan. Subsequently, the project will proceed through procedures such as fund investment review, housing construction commencement, and tenant recruitment.
