- ‘Osan Lotte Castle Sky Park’ enjoying Dongtan 2 New Town infrastructure, cyber model house opens on the 27th
An apartment located on the boundary of a new town is gaining high attention as the so-called ‘apartment that stepped on the gold of the new town.’ It is analyzed that the interest in these apartments is increasing because they enjoy the infrastructure of the new town while having a price lower than that of the new town.
In particular, apartments on the boundary of new towns are noted for showing clear value appreciation due to such interest. A representative example is the ‘Maetan e-Pyeonhansesang’ apartment located near Gwanggyo New Town. This apartment is within a 10-minute walking distance to Gwanggyo New Town, allowing residents to fully enjoy the infrastructure of Gwanggyo New Town, but its price is about 300 million KRW cheaper compared to apartments in Gwanggyo New Town (based on KB Live On market trends for exclusive area 84㎡).
As a result, the complex has shown significant price increases over the past year due to high demand from buyers. According to the Ministry of Land, Infrastructure and Transport’s actual transaction prices, the 84㎡ type of this complex was traded at 678 million KRW in September, which is more than 150 million KRW higher than the transaction price of 459 million KRW in the same month last year.
Similarly, ‘Hanjin Granville’ located in Inchandong, Guri-si, Gyeonggi-do, has also shown significant value appreciation for the same reasons. According to the Ministry of Land, Infrastructure and Transport’s actual transaction prices, the 84㎡ type of this complex, which borders Dasan New Town across the Wangsukcheon stream, was traded at 483 million KRW in September. This is 140 million KRW higher than the transaction price of 340 million KRW in the same month last year.
Given this situation, newly built apartments on the boundary of new towns continue to see rapid subscription closures in the sales market. For example, ‘Shin Dongtan Foret Jai,’ which was sold in April, is located on the boundary of Dongtan New Town, allowing residents to fully enjoy Dongtan New Town’s infrastructure, and its sale price was set lower than that of Dongtan New Town, attracting high interest. As a result, over 51,000 applicants applied in the first priority subscription, completing subscriptions for all types with an average competition rate of 70.2 to 1.
Also, the corporate rental housing ‘Shin Gwanggyo Jeil Punggyeongchae,’ sold next to Gwanggyo New Town in June, attracted attention for its location enjoying Gwanggyo New Town’s infrastructure and affordable price, with about 20,000 applicants and an average competition rate of 14.74 to 1, completing its sales.
An industry insider said, “Apartments near new towns are considered prime complexes and are gaining popularity because they offer pleasant infrastructure, affordable prices, and the advantage of being adjacent to new towns, which can lead to value appreciation. Especially, unlike new towns where various regulations apply, these areas are relatively less regulated, so they are increasingly attracting attention from buyers looking for a smart single property.”
Meanwhile, in Wondong, Osan-si, located on the boundary of Dongtan New Town, Lotte Construction is drawing attention as it launches sales of a new apartment.
On the 27th, Lotte Construction opened a cyber model house and officially started the sales schedule for ‘Osan Lotte Castle Sky Park,’ located around 712-1 Wondong, Osan-si. It is Osan’s first Lotte Castle brand apartment and will be developed as a mammoth-scale branded complex with a total of 2,339 households ranging from 65 to 173㎡P in exclusive area.
In fact, Osan Lotte Castle Sky Park is adjacent to Dongtan 2 New Town, allowing residents to fully enjoy the infrastructure of Dongtan 2 New Town. In particular, the complex plans to operate a shuttle bus to Dongtan Station during commuting hours, making travel to Dongtan and use of Dongtan’s infrastructure more convenient.
Osan Lotte Castle Sky Park is located in a baesanimsu (mountain at the back, water in front) setting, with Madeungsan Mountain to the east, and a waterside park planned right in front of the complex, making it a large-scale apartment complex with forest and water advantages. Also, Wondang Elementary School is right in front of the complex, allowing walking school commutes, and nearby are convenience facilities and public offices such as Lotte Mart, CGV, Osan Korean Hospital, Osan Sports Complex, Osan City Hall, and the police station, all easily accessible.
Additionally, the complex plans to create a large-scale specialized community facility of about 11,000㎡, the largest in the area, to enhance residents’ living convenience. The community will include Osan’s first indoor swimming pool within the complex, as well as an indoor golf club, fitness center, guest house, kids cafe, kids gym, children’s library, multi-court, and multipurpose hall.
The future schedule for the complex is as follows: special supply applications start on Monday, December 7; first priority applications for the relevant area on Tuesday, December 8; first priority applications for other areas on Wednesday, December 9; second priority applications on Thursday, December 10; and the announcement of successful applicants on Wednesday, December 16. The official contract period will be held for five days from Sunday, December 27 to Thursday, December 31.
Meanwhile, the cyber model house provides detailed information such as virtual reality (VR) videos by unit type, location, complex layout, and special features through its website. Also, to prevent the spread of COVID-19, a thoroughly managed safe model house is operated simultaneously. The model house operates by prior visit reservation, which can be made through the website.
