Premium in the Heart of Gangnam with Only 140 Units Allowed, Le Pied in Gangnam Draws Attention

- Gangnam, Crossing Gangnam-daero, Teheran-ro, and Seocho-daero, Takes Another Leap Forward with Recent Major Development Boosts

Premium in the Heart of Gangnam with Only 140 Units Allowed, Le Pied in Gangnam Draws Attention CG is created to help consumers understand and may differ from reality.

The value of the Gangnam area, Korea's representative business district, is expected to rise once again. This is due to the recent news of the undergrounding of the Gyeongbu Expressway following large-scale complex developments.

The Gangnam area centered around Gangnam Station is the point where three major roads?Gangnam-daero, Teheran-ro, and Seocho-daero?that run through Gangnam intersect. It is a place where a large flow of people and money gather, making it one of the busiest spots in Korea. It has long been the center of the country as a hub of business and culture, attracting intense interest.

Recently, various development benefits have continued in Gangnam, and it is expected to leap forward again as a center of future value. First, the Gangnam area was recently designated as a special planning district where sites such as the Lotte Chilsung site, Kolon site, Samsung site, and Lion Mising site are scheduled for complex development. For example, the Lotte Chilsung site can now be built up to a maximum height of 250 meters, and the Kolon and Lion Mising sites are also being transformed into mixed-use towns combining residential, commercial, and office facilities. If this project proceeds smoothly, a large-scale residential complex totaling 86,000㎡ will be formed, including Samsung Town. This is similar in scale to the Samsung-dong Global Business Center (79,342㎡) and, being located in the heart of Gangnam, is expected to establish itself as a representative residential complex in Korea.

In particular, the long-standing wish of the Gangnam area?the undergrounding and park development of the Gyeongbu Expressway?is also underway, further raising expectations for the increase in Gangnam's value. This project involves undergrounding approximately 6.4 km of the Seoul section of the Gyeongbu Expressway (from Hannam IC to Yangjae IC), which serves as the gateway to Seoul and acts as the "main artery" of the national road system. It is considered a mega development benefit for the Gangnam area. Through this, the road will be transformed to connect Gangnam and Gangbuk, as well as Gangnam and Pangyo, and a park and cultural tourism complex incorporating creative elements is also expected to be created.

Recently, Seocho-gu in Seoul held a forum on "Three-dimensionalization of Major Urban Arterial Roads and Enhancement of Urban Competitiveness," where the Urban Architecture Research Lab of Chung-Ang University presented the "Gyeongbu Expressway Three-dimensionalization Master Plan," adding momentum to the Gyeongbu Expressway undergrounding project and raising further expectations. Additionally, the "Act on Three-dimensional Development of Road Space," which provides the legal basis for the undergrounding of the Gyeongbu Expressway, has been proposed in the National Assembly, so the project is expected to accelerate rapidly.

A real estate official in Gangnam said, "With large-scale development projects scheduled to proceed in the Gangnam area this year, expectations for future value have increased significantly," adding, "As this area performs core functions in Korea and has great locational value, the economic effects will reach astronomical levels when combined with development benefits."

As Gangnam enjoys outstanding future value through these development benefits, 'Le Pied in Gangnam' is set to be supplied in one of Gangnam's most prized locations.
