Kumho Construction's public-supported private rental housing complex, "Pyeongtaek Godeok Eoullim Square," supplied in the Godeok International New City area of Pyeongtaek-si, Gyeonggi-do last August, achieved a full sell-out of all units by November 1.
Pyeongtaek Godeok Eoullim Square accepted subscription applications over two days, from Thursday, August 20 to Friday, August 21. According to the Korea Appraisal Board, this complex recorded the highest competition rate of 5.7 to 1 for the exclusive 69㎡A (Youth) unit. As a public-supported private rental housing, it recorded a high competition rate, and the official contracts were all signed within a fast period of about two months.
Pyeongtaek Godeok Eoullim Square consists of 13 buildings ranging from one basement floor to a maximum of 20 floors above ground, with exclusive areas from 69 to 105㎡, totaling 660 households. It offers a variety of floor plans from small to large, broadening the choices for demanders.
This complex gained popularity due to its reasonable rent, which is cheaper than the surrounding apartment market prices, allowing stable residence for at least eight years. The rent increase rate was set below 5% over two years, reducing the burden on residents. Additionally, it provided a rent conversion condition suitable for pre-move-in situations, offering a hassle-free rental environment.
Another factor contributing to the sell-out success is its excellent location. The complex is close to commercial facilities such as Homeplus (Songtan branch), and the Godeok New City Administrative Town is also being promoted nearby. Around the complex are Godeok Waterfront Park, Children's Park, Seojeongri Stream, and Hambaksan Mountain, allowing residents to enjoy a pleasant living environment and various leisure activities.
In the future, elementary and high schools will be built within walking distance of the complex, and a middle school is also located nearby, enabling safe commuting for children.
Kumho Construction's differentiated design also stands out. First, a high landscaping ratio (44%) was applied to make the complex resemble a park, and various play facilities including a water play rest area were created within the complex as relaxation spaces. A central plaza where residents can socialize and relax will also be established.
Moreover, diverse community facilities were introduced, such as a daycare center for young children, a fitness center for residents' physical training, a book caf? where various books can be read, and a residents' sharing caf? for family events or meetings.
A sales official stated, "In line with the purpose of public-supported private rental housing, it was supplied with reasonable deposits and rents, attracting high interest even at the time of sale. Amid the recent confusion in the jeonse market caused by the three lease laws, Pyeongtaek Godeok Eoullim Square's ability to provide stable residence for eight years was one of the popular factors. Also, the post-sale system allowed for quick move-in, so residents did not have to wait long. The specialized design unique to Kumho Construction and various community facilities have also received positive feedback from actual residents."
