About 20 Minutes to Gangnam... Rising Expectations with GTX-C Line Development Boost
Some Remaining Units Including Ineligible Ones Available for First-Come, First-Served Building and Unit Number Selection Contracts
Yangju New Town in Gyeonggi Province is emerging as a beneficiary area due to improvements in the transportation network. This is because the most influential GTX (Metropolitan Area Express Railway) in the current real estate market is planned.
GTX is a metropolitan area express railway that connects major hubs in downtown Seoul from the outskirts of the metropolitan area. Unlike existing subways, it straightens routes and operates at speeds over 100 km/h (up to 200 km/h), representing a new concept in metropolitan transportation. Yangju New Town began to experience a real estate market boom after the GTX-C line construction project passed the preliminary feasibility study in December 2018.
The GTX-C line connects a 74.2 km section starting from Deokjeong in Yangju, passing through Gangnam Samsung and Yangjae, and continuing to Suwon. Using GTX at Deokjeong Station, where Line 1 currently stops, reduces commuting time to the Seoul Gangnam area from about 1 hour and 30 minutes to around 20 minutes.
A real estate official from Yangju New Town said, “Due to various transportation benefits planned for Yangju New Town, including the GTX-C line, accessibility to major business areas in Seoul and the metropolitan area is expected to improve further,” adding, “Recently, supported by these solid transportation advantages, demand is surging not only in Yangju but also from all over the country including Hwaseong and Suwon.”
Meanwhile, the final sales news of ‘Deokgye Station Geumgang Pentarium Central Park,’ located in the heart of Hoicheon District in Yangju New Town, has become a hot topic. Currently, contracts with designated building and unit numbers are being made on a first-come, first-served basis, and anyone aged 19 or older can sign a contract without a subscription savings account. The complex consists of 6 buildings with a total of 935 households, ranging from basement level 1 to 29 floors above ground.
Deokgye Station Geumgang Pentarium Central Park, supplied by Geumgang Housing, is a super-station area apartment that fully enjoys the transportation benefits of Hoicheon District. Deokgye Station on Subway Line 1 is within walking distance for convenient use, and it is just one stop away from Deokjeong Station, where the GTX-C line will be introduced. Yangju IC on the Sejong-Pocheon Expressway and Howon IC on the Seoul Outer Ring Road are also accessible, and the Yangju-Paju section of the Metropolitan Area 2nd Outer Ring Expressway is scheduled to open.
Additionally, it is adjacent to the central commercial area within Hoicheon District, offering excellent living infrastructure, and residents can also use the convenience facilities in Deokjeong and Goeup Districts. There is also a plan to extend Subway Line 7 to Deokjeong District, which will further improve accessibility to Seoul in the future. The complex is close to a cluster of school districts including Sinseol Elementary, Sinseol Middle, Deokgye Middle, and Sinseol High School, and is near Deokgyecheon Stream and Okjeong Central Park, boasting a pleasant residential environment.
Meanwhile, Gyeonggi Province announced last month that it officially proposed to the National Assembly’s Land, Infrastructure and Transport Committee to separately designate six cities and counties in the metropolitan border area, including Yangju, as the ‘Border Area Growth Promotion Zone (tentative name).’
Because of this, expectations for deregulation are rising even in some growth management zones such as Yangju, where growth had been restricted due to excessive overlapping regulations. The six cities and counties included in the border area deregulation zone are Yangju, Paju, Gimpo, Pocheon, Dongducheon, and Yeoncheon.
Contracts for designated buildings and units at Deokgye Station Geumgang Pentarium Central Park on a first-come, first-served basis can be made after a prior reservation and on-site visit. The model house is located at 93-1 Okjeong-dong, Yangju-si, Gyeonggi-do.
