Despite the government's strong regulations on the housing market, housing prices continue to rise, and now even jeonse prices are following the sales prices upward, leading to an increase in demand for switching to officetels.


Recently, jeonse homes have become so scarce that people line up at an apartment to view the interior in order. The rise in jeonse prices is therefore natural. According to data from the Korea Real Estate Board, the jeonse prices of apartments in Seoul have risen for 67 consecutive weeks as of the second week of October, showing a continuous upward trend. The Seoul Jeonse Supply-Demand Index by KB Kookmin Bank (where a value above 100 indicates a supply shortage) recorded 192 in the first week of October, approaching the all-time high of 196.9 in September 2013, which triggered the 'jeonse crisis.'


Demand for officetels has also increased. According to the Korea Real Estate Board's building transaction data, the nationwide officetel transaction volume in the third quarter of this year was 44,125 units, a 22% increase from the second quarter. This is about 9% higher than the same period last year (40,621 units).


As interest in officetels grows, buyers are becoming more selective to secure good properties. In particular, officetels located near business districts or large corporations are experiencing shortages. These areas attract not only investors but also actual users such as newlyweds and single- or two-person households, as they can purchase at prices lower than apartment jeonse prices.


An industry insider said, "Business districts near large corporations have high rental demand, allowing for stable rental income, which has maintained steady popularity. Recently, with soaring jeonse prices, actual users have joined in, causing a sharp rise in the popularity of residential officetels. There is upcoming supply in 'prime areas' with excellent residential environments including transportation, school districts, and convenience facilities, making them worth paying attention to."


In this context, ‘Godeok Herium Signior,’ located right in front of Samsung Electronics Pyeongtaek Campus in Godeok New Town, Pyeongtaek, has become popular as a residential and workplace proximity complex.

Inside the complex, a courtyard and a three-story rest park are planned. This combination of workplace proximity and natural surroundings is expected to be highly preferred by buyers.


‘Godeok Herium Signior’ is also adjacent to the Godeok New Town central commercial district and the planned administrative town, allowing residents to fully enjoy various living infrastructures, enhancing convenience.


Accessibility is high through various transportation options. The Godeok IC located at the southern part of Godeok International New Town provides highway access, and residents can use Seoul Metropolitan Subway Line 1 and SRT. Furthermore, BRT and KTX are planned, which will further improve accessibility.


Parking issues, a common inconvenience for officetel residents, have been resolved with 100% self-parking spaces.
