[Asia Economy Reporter Kim Yuri] As subscription periods approach for new apartment complexes, more and more applicants are paying attention to housing sites in the metropolitan area land development districts. With Seoul housing prices rising significantly, the advantage of lower subscription prices is substantial, and land development districts generally offer more general sale units compared to redevelopment areas, increasing the chances of successful subscription.


According to Real Estate Info on the 25th, new apartment sales will take place by the end of this year in land development districts such as Hanam Gam-il District, Uijeongbu Gosan District, and Paju Unjeong District. These areas have nearly completed land development, allowing for relatively convenient living after moving in, and there is no mandatory residence period. Although the price ceiling system applies with a resale restriction period, it is shorter than that of the 3rd New Towns. Kwon Il, research team leader at Real Estate Info, said, "For those seeking quick residential stability, considering land development district sales in the metropolitan area is worthwhile."


Among the complexes with imminent supply in metropolitan land development districts is first 'Gam-il Prugio Markver' in Hanam Gam-il District. It is the last private sale apartment and the only mixed-use residential-commercial complex in Gam-il District. The complex consists of a total of 496 units with exclusive areas of 84 and 114 square meters. By size, there are 127 units of 84㎡ A, 203 units of 84㎡ B, 115 units of 114㎡ A, and 51 units of 114㎡ B. It is located in Block 1 of the central commercial site along with the large commercial facility 'Acloud Gam-il.' The complex is adjacent to Songpa-gu in Seoul, the Metropolitan Area 1st Ring Expressway, and Bukwirye. Subject to the price ceiling system, the average sale price is 16.36 million KRW per 3.3㎡, which is cheaper than surrounding market prices. It offers an interest-only payment plan for 40% of the interim payment loan limit, and the resale restriction period is 8 years. Special supply applications start on the 3rd of next month, followed by 1st priority on the 4th and 2nd priority on the 5th.


In Uijeongbu Gosan District, 2,407 units of 'Uijeongbu Gosan Sujain DSTG' are scheduled for supply in the second half of the year. It will be built across three complexes (C1, C3, C4 blocks) offering various types from small to large units. Gosan District is attracting attention due to excellent access to Seoul and surrounding development benefits such as the complex cultural convergence district development. It has excellent access to the Guri-Pocheon Expressway and the Metropolitan Area 1st Ring Expressway (formerly Seoul Outer Ring Expressway), and recently, buses connecting to Nowon Station and the G6100 bus directly to Jamsil have started operating. Subway Line 7 extension to Tapseok Station (planned) and light rail Gosan Station (planned) are also underway near Gosan District.


In Paju Unjeong New Town 3 District, 'Unjeong New Town Jeil Punggyeongchae Grand First' has begun sales. Located in A5 block of Unjeong New Town 3 District, this complex consists of 24 buildings from basement 2 to ground 28 floors, with units ranging from 59 to 84㎡, totaling 1,926 units. It offers quick access to Seoul and surrounding cities via major roads such as Jayuro and 2nd Jayuro. The community facility J Lounge Center program is provided free of charge for one year. Swimming lessons are offered in the indoor swimming pool, and various recreational sports programs will be available in the multipurpose gymnasium. A fitness club with professional trainers offering health management programs and a golf practice range with lesson programs will also be included. 1st priority subscription applications will be accepted on the 28th.
