'Hanam Gamil Station Bando Youth Square' Captures Both Scarcity and Back-Demand, Inquiries Surge

'Hanam Gamil Station Bando Youth Square' Captures Both Scarcity and Back-Demand, Inquiries Surge

Contract inquiries are rapidly increasing for ‘Hanam Gam-il Station Bando Youth Square,’ which is being sold in the only central commercial district within Hanam Gam-il District.


According to industry sources, in the recent situation where commercial areas have shrunk due to COVID-19, commercial spaces with a low ratio of commercial land and abundant hinterland demand have shown little change in sales or rental prices and have low vacancy rates, making them attractive investment destinations.


‘Hanam Gam-il Station Bando Youth Square,’ promoted by The Unicorn through a visit-by-appointment showroom, meets both key conditions for successful commercial investment: it is located in the only central commercial area within Hanam Gam-il District and benefits from the abundant hinterland demand of the Gam-il District residential complex.


The Hanam Gam-il District, where ‘Hanam Gam-il Station Bando Youth Square’ is located, has a commercial land ratio of about 0.74%, which is significantly lower than nearby Hanam Misa District (3.34%) and Wirye New Town (1.68%). Therefore, its rarity is high, and stable profits are expected without fierce competition.


Additionally, ‘Gam-il Station Bando Youth Square’ is a corner commercial building located in the only commercial district within Gam-il District, offering high accessibility and visibility. Around 3,000 direct demand households and about 10,000 indirect demand households are expected to move into nearby complexes such as ‘Hanam Gam-il Sweet City,’ ensuring abundant hinterland demand. Moreover, there are six school sites within Gam-il District, so many inquiries about academy openings within the commercial space are also anticipated.


Notably, during the development of Gam-il District, Baekje tumulus relics were discovered, and a historical park and museum are planned to be established right next to the project site, which is expected to attract visitors and increase foot traffic.


The transportation conditions are also excellent. Using the Seoul Outer Ring Expressway (Seo-Hanam IC), access to Jamsil and Songpa is convenient, and it is easy to move to nearby business and residential hubs such as Munjeong, Wirye, and Pangyo. The Seoul-Sejong Expressway (scheduled for 2024) and connecting roads to Wirye New Town are also planned, which will further improve the transportation environment.


The Unicorn’s ‘Youth Square’ brand product also draws attention. Reflecting recent trends, it incorporates specialized interior and exterior designs preferred by consumers to enable efficient space utilization.


‘Gam-il Station Bando Youth Square’ will be developed on a total floor area of 5,965㎡ in Hanam City’s Gam-il District commercial land 3-1BL, consisting of one building with 58 units from basement level 2 to ground level 6. Floors 1 and 2 will be dedicated to lifestyle-oriented MD, while floors 3 to 6 will house hospitals, health & beauty facilities, and specialized academies. Bando Construction, ranked 14th in construction capability and a comprehensive construction company that has successfully supplied the brand commercial complex Karim Avenue in new towns such as Dongtan 2, Sejong, and Gimpo Hangang, will be the contractor.


A representative from The Unicorn’s sales office stated, “‘Gam-il Station Bando Youth Square’ is located in Hanam Gam-il District, where the ratio of commercial facility land is significantly lower compared to nearby housing districts, and as a corner commercial building facing the main road of the central commercial area, it has high investment value,” adding, “It is a jar-shaped commercial area with a hinterland demand of about 13,000 households nearby, so a large floating population is expected.”


The promotional showroom for Hanam ‘Gam-il Station Bando Youth Square’ is located at 128 Beobwon-ro, Songpa-gu, Seoul, and occupancy is scheduled for November 2021.
