- Continued Strength of Small to Medium-Sized Units Due to Household Composition Changes Centered on 1-2 Person Households

The trend of increasing single- and two-person households is accelerating. This is due to the deepening individualism that prioritizes personal time over family, combined with employment difficulties and housing instability.
According to the Ministry of the Interior and Safety's announcement on the 8th, as of the end of June this year, the registered resident population was 51,839,408, a decrease of 10,453 compared to the end of December last year, but the number of households increased by 310,065. This is largely due to the rise in single- and two-person households. Analyzing by household size, single-person households accounted for 8.77 million (38.5%) and two-person households for 5.27 million (23.1%), making single- and two-person households 61.6% of all households.
In contrast, three-person and four-person households accounted for 17.6% and 15.8%, respectively, totaling 33.4%. Notably, the number of three-person households has surpassed that of four-person households, indicating a significant shift. Previously, two-child families were the most common household type, but now one-child families have become the norm.
This change in household composition is also evident in the real estate market. According to an analysis of transaction volumes by size from the Korea Real Estate Board, last month’s total transactions were 106,969, of which 94,740 were for small- to medium-sized units under 85㎡, accounting for 88.5% of all transactions. This clearly shows a strong preference for small- to medium-sized units due to the rise of single- and two-person households.
Furthermore, comparing the average sale price increase per 3.3㎡ of small-sized apartments (under 85㎡) and medium- to large-sized apartments (over 85㎡) in Seoul from the end of last December to July this year, small apartments showed a more pronounced price increase. Small apartments rose by 2.59 million KRW, a 9.13% increase, while medium- to large-sized apartments increased by 1.38 million KRW, or 4.39%, showing that the price increase rate for small- to medium-sized apartments is more than double.
In response to these household composition changes, construction companies are focusing on supplying small- to medium-sized units by downsizing from medium- to large-sized units, achieving good results. For example, ‘Godeok New City Jeil Punggyeongchae 3rd Centum’ in Pyeongtaek, Gyeonggi-do, which held its first priority subscription on the 15th, offered a total of 820 units exclusively in the 75~84㎡ small- to medium-sized range, recording a peak competition rate of 98.17 to 1 and successfully completing sales. Similarly, ‘The Sharp Suseong Laquer’ in Suseong-gu, Daegu, composed only of units sized 59~84㎡, recorded a highest competition rate of 424.5 to 1 and successfully closed its first priority subscription.
Meanwhile, Daewon Co., Ltd. is opening the Central Daewon Cantavil model house this month in Dongin-dong, Jung-gu, Daegu, and is starting full-scale sales.
