The population of Pyeongtaek City in Gyeonggi Province surpassed the 500,000 mark in April 2019 and has been steadily increasing based on various major favorable factors. As a result, unsold properties in the area are rapidly being resolved, leading to the activation of real estate transactions and a rise in market prices.


Pyeongtaek, which hosts many industrial complexes forming an industrial cluster, is home to prominent companies including Samsung and LG. With the establishment of high-speed rail networks such as the SRT and the Seohaean double-track railway, and the planned construction of the Pyeongtaek-Bubal railway line, even more revolutionary improvements in transportation infrastructure are anticipated.


Therefore, not only new residential facilities but also commercial facilities in the Pyeongtaek area, where expectations for future value are rising, are attracting significant attention. In fact, recently, commercial and office real estate has emerged as a blue chip.


According to the Korea Real Estate Board, from January to May this year, the number of officetel and commercial/office real estate transactions nationwide reached 126,954, an increase of over 6,000 compared to 120,800 in the same period last year. Especially in the metropolitan area, transactions surged from 77,613 last year to 81,666 this year during the same period, with these areas identified as regions densely populated with government offices and public institutions.


In this context, the Rodeo Square Landmark Mall ‘Godeok Seojeong Tower’ at Seojeong-ri Station, which houses the administrative complex of Godeok New Town in Pyeongtaek, is receiving considerable attention with its grand opening on the 24th. This is because it is attracting the focus of demanders who recognize the value of commercial spaces backed by public institutions with stable demand.


Due to the nature of public institutions, which have almost no risk of closure, the surrounding commercial district is less affected by economic fluctuations, enabling stable operation of commercial spaces and minimizing vacancy rates. Moreover, the economic effect generated by public officials with stable purchasing power, along with the merit of being located in the city center where public institutions reside, is identified as a premium benefit from continuous regional development.


The commercial facility site of Godeok Seojeong Tower, located around Seojeong-ri Station in Godeok International New Town, is expected to see further population inflow as the Samsung Electronics semiconductor cluster is established, along with the settlement of five industrial complexes, the arrival of Ajou University Hospital, and the attraction of Samsung Electronics partner companies, which is anticipated to create a greater synergy effect in the commercial district.


Godeok Seojeong Tower’s commercial spaces, which were exempt from the June 17 and July 10 real estate measures, are unaffected by loan regulations, resale restrictions, or inclusion in the housing count, and are situated right in front of a large-scale administrative complex, securing a solid floating population.


Godeok Seojeong Tower, expected to be the biggest beneficiary of the Seojeong-ri Station complex development, is projected to absorb demand from Rodeo Square with about 100,000 floating population, Samsung City with approximately 80,000 employees, and Godeok Pilot Complex with about 15,000 households. Additionally, since the business types within the commercial space do not overlap, exclusive profit generation is expected, making stable rental business possible.


Godeok Seojeong Tower, set to establish itself as a hot place in Godeok by maximizing customer inflow with a trendy MD composition, is expected to attract demand from the old downtown area with about 45,000 people, as well as nearby LG Digital Park and Pyeongtaek Brain City, based on its location near Seojeong-ri Station.


‘Korea Trust’ is the project trustee for Godeok Seojeong Tower, located at Daily 3-1-2BL in Godeok International District (4229-2, Yeoyeom-ri, Godeok-myeon). The global street mall consists of 147 units from four basement floors to eight above-ground floors. Godeok Seojeong Tower enhances accessibility and convenience by providing 127 parking spaces, more than double the legally required 63 spaces, and is expected to become a landmark in Pyeongtaek Godeok New Town where shopping and healing coexist.


A representative from the Godeok Seojeong Tower sales office, ahead of the sale, stated, “Demanders are continuously inquiring even before the sale, giving high marks to the infinite future value and great development potential created by the metropolitan area’s representative new town,” adding, “Since commercial space sales can be summarized as ‘all about floating population,’ we anticipate an early sell-out of Godeok Seojeong Tower.”
