Hanmi Financial Group Sells Commercial and Office Real Estate: Polaris 1st Floor Retail Space in Bundang Jeongja
Hanmi Financial Group (Chairman Kim Jae-dong) announced through its channel ‘Hanmi Real Estate’ that it is selling the ‘1st floor street-type commercial space in Polaris Building, Jeongja, Bundang.’
Bundang is seeing a series of public-private developments centered around Jeongja-dong. Doosan is constructing a new headquarters, Doosan Bundang Center, in Jeongja-dong, where five affiliates including Doosan Heavy Industries & Construction and Doosan Infracore are scheduled to move in. The number of employees is estimated to be around 3,900. The Hyundai Heavy Industries R&D Center, scheduled to move in 2022, is expected to employ up to 5,000 R&D personnel. Naver’s new headquarters, completed in 2021, is anticipated to accommodate up to 7,000 employees.
Following the completion of Pangyo Techno Valley, the development plans for the 2nd and 3rd Pangyo Techno Valleys are expected to be completed by 2023, creating a mega economic ecosystem employing 130,000 people.
Seongnam City is undertaking a development project to establish a bio-health complex on the site of the Jeongja-dong housing exhibition hall. By linking Bundang Venture Valley, Yatap Valley, High-Tech Valley, and Pangyo Techno Valley, Seongnam aims to build a bio-health belt, promoting the settlement of corporate research institutes, hospitals, and organizations to foster an industrial ecosystem.
Gyeonggi Province recently gave final approval to the ‘2035 Seongnam Urban Master Plan,’ strengthening the complex development plans. With the establishment of Baekhyeon MICE Industrial Complex, Bundang Venture Valley, and Jeongja Bio-Health Complex, land prices in the Bundang area are expected to rise.
Additionally, the opening of the GTX-A line in 2023 will secure a metropolitan transportation network, and with the extension of the Shinbundang Line from Suwon Homaesil to Seoul Yongsan (2025), as well as the opening of Seongnam Line 2 from Pangyo to Jungang Park, Jeongja, and Bundang, accessibility to Seoul and intra-regional mobility are expected to improve significantly.
The Polaris commercial space in Jeongja, Bundang is located in a double station area just a 1-minute walk from Jeongja Station, served by both the Bundang Line and Shinbundang Line. The ‘Polaris Building 1st Floor Commercial Space’ introduced by Hanmi Real Estate has an area of 609.3㎡ and is located on a main road, suitable for various uses such as an antenna store or flagship store. Currently, a Renault Samsung Motors dealership is occupying the space.
