Hwaweon Shinil Happy Tree Dream Forest Opening


On August 14, the 'Hwawon Shinil Happy Tree Dream Forest' apartment complex in Hwawon-eup, Dalseong-gun, Daegu, an area mostly consisting of aging apartments, announced its recruitment and opened.


According to data provided by the sales agency, among the 28 apartment complexes located in Hwawon-eup, 15 complexes were occupied before 1999, 12 complexes between 2000 and 2010, and only one complex was occupied after 2010. This means that 27 out of the 28 complexes are over 10 years old.


The story changes when looking at the entire Dalseong-gun. According to real estate statistics from the Korea Appraisal Board, the supply in Dalseong-gun over the past 10 years amounts to 29,230 households, accounting for 47% of the total supply of 61,920 households. The scarcity of complexes under 10 years old in Hwawon-eup can be attributed to the fact that new supplies have been concentrated in other areas such as Dasa-eup, Nongong-eup, Hyeonpung-eup, and Guji-myeon.


Real estate experts, based on this data, advise that "now is the time for Hwawon to rise," suggesting that aiming for new Hwawon apartment sales is worthwhile. Hwawon also has abundant favorable factors such as the Daegu Industrial Line transfer station (planned Seolhwa Myeonggok Station), selected as a government preliminary feasibility exemption project, the redevelopment of the Daegu Prison rear site, and the Hwawon New Town project.


'Hwawon Shinil Happy Tree Dream Forest' is not only a rare new supply in Hwawon but also benefits from being a large complex with 553 households.


This complex includes a fitness center, daycare center, two playgrounds, a central plaza community deck, street rest areas, and abundant relaxation spaces, as well as rare vegetable gardens not commonly found in other complexes. It is located in a basic forest zone and features a pilotis design to enhance comfort. There is also a Mom's Station, a school bus stop within the complex, and a dedicated shuttle bus service for residents is planned.


The project site is located at 975 Seolhwa-ri, Hwawon-eup, and the model house is being prepared right in front of Exit 4 of Seolhwa Myeonggok Station (2472 Biseul-ro, Hwawon-eup, Dalseong-gun, Daegu). Of the total 553 households, 192 are for general sale: 130 units of 69㎡B, 42 units of 84㎡A, and 20 units of 84㎡B.


The sale price is reportedly set at a groundbreaking level in the 300 million KRW range (based on 84㎡). Additionally, air conditioners will be installed free of charge?three per household?for all residents. Attention is focused on whether the premium of new apartments will create a sensation in Hwawon, which is dominated by aging apartments.
