[Asia Economy Reporter Onyu Lim] Daelim Industrial announced on the 13th that it will launch sales this month for ‘e-Pyeonhansesang City Gwanggyo,’ located at 1351-4 Iui-dong, Yeongtong-gu, Suwon, Gyeonggi Province. The complex consists of 450 units in total, ranging from basement level 5 to ground level 15, with exclusive areas of 21 to 49㎡. It is composed of △196 units of 21㎡ type △12 units of 30㎡ type △162 units of 39㎡ type △80 units of 49㎡ type. The types vary from studio rooms to residential 2-room units. A Daelim Industrial official said, "As the first ‘e-Pyeonhansesang City’ brand officetel in Gwanggyo New Town, it is located in the central area of Central Town, attracting high expectations from demanders."

Gyeonggi Convergence Town Expected to Generate 14,000 Jobs

Gwanggyo New Town, where e-Pyeonhansesang City Gwanggyo is located, is an eco-friendly self-sufficient new town spanning approximately 3.42 million pyeong, integrating industrial complexes, commercial, residential, and administrative areas. It is broadly divided into Well-being Town, Central Town, and Edu Town. Within Central Town are the Legal Town, Suwon Convention Center, and the planned Gyeonggi Convergence Town. e-Pyeonhansesang City Gwanggyo is situated in the core location of Central Town, securing abundant demand from the surrounding area.


The Gyeonggi Convergence Town currently under development will house seven institutions including the Gyeonggi Provincial Government Office, Gyeonggi Provincial Council, and Gyeonggi Provincial Office of Education. Among them, the Gyeonggi Provincial Government Office will have a total floor area of 99,127㎡, consisting of a 22-story main office and a 12-story council building, scheduled for completion by the end of 2022. According to a report released by the Bank of Korea Gyeonggi Headquarters, the employment generated by the establishment of Gyeonggi Convergence Town is expected to reach 14,106 people.


Regarding Legal Town, the Suwon High Court, Suwon High Prosecutors’ Office, and Suwon District Court were established in March last year, and the Suwon Prosecutors’ Office building, the new government office, was completed in May last year, marking the completion of the complex. Notably, the Suwon High Prosecutors’ Office is the sixth high prosecutors’ office opened nationwide, responsible for 19 cities and counties in the southern Gyeonggi region, serving a population of 8.4 million.


The Suwon Convention Center, which opened in March last year, is a complex MICE (Meetings, Incentives, Conferences, and Exhibitions) facility including an exhibition hall, department store, hotel, and aquarium. It is the only large convention center in the southern Gyeonggi area and hosts various exhibitions and international conferences. Additionally, Gwanggyo Techno Valley, home to the Korea LED Convergence Research Institute, Korea Nano Technology Institute, and Gyeonggi Bio Center, as well as Gyeonggi University Suwon Campus and Ajou University, are nearby, providing abundant demand from the surrounding population.

About 500m from Gwanggyo Jungang Station on Shinbundang Line, 30-Minute Direct Commute to Gangnam Station, Convenient Seoul Commute

e-Pyeonhansesang City Gwanggyo is within walking distance of Gwanggyo Jungang Station on the Shinbundang Line subway. Through this line, it takes 20 minutes to Pangyo Station and about 30 minutes to Gangnam Station without transfers. The nearby Gwanggyo Jungang Station regional bus transfer center also offers convenient access, making commuting to Pangyo Techno Valley and major business districts in Seoul easy. Furthermore, road networks such as the Yongin-Seoul Expressway, Yeongdong Expressway, and Gyeongbu Expressway are well established, facilitating wide-area travel.


The opening of the Shinbundang Line extension is also anticipated. The double-track railway from Yongsan to Gangnam on the Shinbundang Line will cover a total distance of 7.8 km with six stations. To expedite the project, it is being carried out in two phases: Phase 1 from Sinsa to Gangnam (3 stations) and Phase 2 from Yongsan to Sinsa. Phase 1 is currently under construction with a target opening in 2022. Once opened, travel time from Gwanggyo to Sinsa will be 40 minutes and to Yongsan 47 minutes, significantly improving accessibility to Seoul.

Convenient Access to Various Amenities Including Marts and Department Stores

e-Pyeonhansesang City Gwanggyo is located in the prime commercial area of Gwanggyo New Town, offering abundant living infrastructure. Nearby facilities include Avenue France, Lotte Mart, E-Mart, Lotte Outlet, and Galleria Department Store, among various lifestyle and convenience facilities.


Medical facilities such as Ajou University Hospital are close by, and cultural facilities like Suwon World Cup Stadium and Gwanggyo Sports Culture Creation Hub are easily accessible. Schools including Sinpung Elementary, Yeonmu Middle, Dasan Middle, and Gwanggyo High School are within walking distance, and many academies in the education-specialized Edu Town are nearby, providing an excellent educational environment.

Anyone aged 19 or older can apply regardless of residence restrictions or home ownership status, and winning the subscription does not count toward housing ownership, allowing applicants to maintain their status as non-homeowners.


A sales official said, “As a brand complex by a major construction company located at the last officetel site in Gwanggyo New Town, e-Pyeonhansesang City Gwanggyo is expected to become a landmark representing the region. It is situated in the best location within Gwanggyo New Town, offering an excellent residential environment, and with development benefits such as Gyeonggi Convergence Town and the Shinbundang Line extension, its future value is promising, attracting much interest from demanders.”


The housing exhibition hall for e-Pyeonhansesang City Gwanggyo is scheduled to open this month and is located at 855-2 Dongcheon-dong, Suji-gu, Yongin-si, Gyeonggi Province (near Exit 2 of Dongcheon Station on the Shinbundang Line).
