Real estate located near transit hubs is usually valued higher than other properties, and the value difference becomes even greater if the transit hub is a major one. Therefore, experts recommend actively considering purchasing properties near large transit hubs when such offerings become available.


While properties offered near transit hubs are common, those near major transit hubs are rare. This is especially true for properties located in downtown Seoul, where most development has already been completed and large transit hubs are scarce.


For this reason, properties being offered near Cheongnyangni Station have recently attracted increased attention from investors. Cheongnyangni Station is the largest transportation hub in northern Seoul, intersected by about 10 planned railway lines and subway lines, as well as approximately 60 bus routes, resulting in a significant flow of people. In particular, long-distance travel in northeastern Seoul often requires passing through Cheongnyangni Station, making it a heavily used location.


Various construction projects have been underway in this area since last year. This is because the Cheongnyangni 4 District redevelopment project has officially commenced, and a variety of properties including apartments, officetels, and commercial spaces have been or are being offered.


Recently, officetel sales have been active. For example, the officetel near Cheongnyangni Station, ‘Hillstate Cheongnyangni The First,’ recorded an unusually high competition rate during the subscription period in May, closing at first priority. It was reported that certain unit types in this complex had competition rates exceeding 200 to 1, drawing significant attention.


Accordingly, on the 7th, an officetel complex directly connected to the privately operated Cheongnyangni Station building began its sales schedule, generating buzz. The direct connection to Cheongnyangni Station, a transportation hub boasting a large flow of people, is expected to provide exceptional accessibility.


This complex is the ‘Cheongnyangni Station Lotte Castle SKY-L65 Officetel,’ which attracted attention last year with its apartment sales. It is located on floors 27 to 42 of the landmark tower built alongside the apartment complex.


The complex is equipped with infrastructure necessary for leisure activities within the same building, allowing residents to live without needing to travel elsewhere. The landmark tower housing this officetel will include a shopping mall, cultural facilities, and offices, enabling a ‘one-stop life.’ Various convenience facilities will be provided to support this.


High waiting demand from actual users considering proximity to work is also expected. Since Cheongnyangni Station offers excellent transportation infrastructure and convenient access, actual commuting times are expected to be significantly reduced, making it highly preferred by workers. Additionally, the recent designation of the Hongneung Cluster near Cheongnyangni Station by the Seoul Metropolitan Government is expected to generate related worker demand.


The area near Cheongnyangni is home to many universities in northern Seoul, including Seoul National University of Science and Technology, Kyung Hee University, Korea University, and Hanyang University, resulting in abundant demand from university students. Officetels specialized for single-person households, directly connected to Cheongnyangni Station, are expected to attract significant demand.


As the project is constructed by Lotte Construction, the interior design is also excellent. Some units are designed as separated studio types, which are highly preferred by residents, allowing for more efficient use of space. Additionally, convenient and luxurious community facilities such as coin laundry rooms, a laundry lounge, and a sky garden have been planned. Furthermore, outdoor open decks and storage rooms for residents have been installed to enhance convenience.


Meanwhile, the promotional center for ‘Cheongnyangni Station Lotte Castle SKY-L65 Officetel’ is operating on the first floor of Yeolsan Building, 302 Majang-ro, Seongdong-gu, Seoul (Exit 3 of Majang Station on Line 5). The promotional center opened last Friday, with online subscription scheduled for the 10th to 11th, winner announcement on the 12th, and contracts on the 13th to 14th.
