- BRT Playing a Key Role as a Core Transportation Mode in the Seoul Metropolitan Area and Sejong City, Establishing Itself as a Station Area Location Factor
In the process of securing a home, transportation conditions play the most crucial role. Recently, in addition to traditional public transportation such as subways and buses, there has been a growing number of consumers paying close attention to accessibility to BRT (Bus Rapid Transit), often called the "subway on the ground."
In fact, apartment prices and subscription competition rates vary depending on accessibility to BRT, indicating that the concept of station areas is expanding to include BRT.
BRT is a public transportation system that operates express buses on major arterial roads connecting downtown and suburban areas by installing bus-only lanes, transfer facilities, and bus-priority signal systems. While buses and private cars cannot guarantee punctuality on congested roads during rush hours, BRT, which incorporates the railway system concept into buses, can relatively avoid road congestion by traveling along dedicated lanes.
User satisfaction is also high, establishing BRT as a core transportation system in the region. In Sejong City, which introduced BRT from the urban development stage, the number of BRT users has been rapidly increasing every year. According to data from the Administrative City Construction Agency, the number of BRT users in Sejong City rose from 4.3 million in 2016 to 6.29 million in 2018, and 7.03 million in 2019, showing an approximately 63% increase over three years.
As a result, there is a significant price difference between complexes within walking distance to BRT and those that are not. According to the Ministry of Land, Infrastructure and Transport's actual transaction price data, the sale price of an 84㎡ (10th floor) unit in First Prime, Cheotmaeul 1 Complex in Hansol-dong, Sejong City, which is within walking distance to a BRT stop, was 422 million KRW in November last year. Meanwhile, in the same living area but with relatively less convenient walking access, the sale price of an 84㎡ (10th floor) unit in Purujio, Cheotmaeul 5 Complex, was 271 million KRW during the same period. This shows a difference of about 150 million KRW, clearly demonstrating the BRT premium.
A real estate official said, "BRT station areas with punctuality and speed offer a premium comparable to subway station areas," adding, "Naturally, the convenience of using BRT acts as a major transportation advantage, and the popularity of complexes near BRT stops clearly reflects this."
Among these, ‘Godeok New Town Jeil Punggyeongchae 2nd Edu,’ which is scheduled for sale this month, is attracting attention from consumers as a complex with a BRT stop planned right in front of it. Even before the sale, it has drawn attention for its excellent brand value proven by the success of the first phase ‘Jeil Punggyeongchae Central,’ which ranked first in subscription rates within Godeok New Town, as well as its BRT station area location.
The BRT stop planned right in front of the complex is part of a route circulating Godeok New Town, with 16 stops planned, enabling quick access to major areas of Godeok New Town, including Seojeong-ri Station on Seoul Metropolitan Subway Line 1.
‘Godeok New Town Jeil Punggyeongchae 2nd Edu’ will be built on Block A41 in Godeok New Town, Pyeongtaek, Gyeonggi Province, and together with the upcoming Block A42, it will form a large-scale branded town. It is located at the forefront of the planned Edu Town, the center of the second phase of Godeok New Town development. Edu Town is a specialized educational zone where international schools, specialized high schools, kindergartens, elementary, middle, and high schools are planned. ‘Godeok New Town Jeil Punggyeongchae 2nd Edu’ boasts a commuting environment that allows residents to enjoy all schools in Edu Town nearby.
Since ‘Godeok New Town Jeil Punggyeongchae 2nd Edu’ is located at the heart of Godeok New Town, residents can also enjoy convenient access to cultural and administrative facilities. The largest performance hall in southern Gyeonggi Province, ‘Pyeongtaek Arts Center,’ along with a museum and library, is planned to be built. Commercial facilities will also be located near the complex, allowing residents to enjoy all living infrastructure nearby.
With changing social trends, the preference for proximity to green spaces is also increasing. A neighborhood park of approximately 670,000㎡, Hambaksan Neighborhood Park, is planned within walking distance from the complex, attracting great interest from consumers seeking a pleasant environment.
Since the complex is located at the center of Godeok New Town, residents can also enjoy convenient access to cultural and administrative facilities. The largest performance hall in southern Gyeonggi Province, ‘Pyeongtaek Arts Center,’ along with a museum and library, is planned. Additionally, the Godeok New Town Administrative Town, where Pyeongtaek City Hall is scheduled to relocate, will be developed nearby. Various commercial facilities offering convenient living will also be built right in front of the complex, providing the best location environment in Godeok New Town.
The future value is also exceptional. Near the complex is the Samsung Electronics industrial complex, which will house the world's largest semiconductor production facility. Pyeongtaek Brain City, gaining attention as a hub for advanced industries, is also planned nearby, offering a live-work environment. In particular, Samsung Electronics has promised an investment of about 100 trillion KRW in Pyeongtaek alone, with continuous expansion planned, which is expected to cause explosive demand from related workers.
The complex will be built on Block A41 in Godeok New Town, consisting of 9 buildings with 25 floors above ground and 1 basement level, totaling 877 households. Units will range from 75 to 84㎡ in size, mainly composed of small to medium-sized floor plans preferred by consumers. Together with the upcoming third phase Block A42, it will form the largest single-brand town in Godeok New Town.
‘Godeok New Town Jeil Punggyeongchae 2nd Edu’ also stands out with its high-quality floor plans. Most units are designed with 4-Bay layouts (some 5-Bay) to maximize lighting and ventilation. Various specialized space designs such as alpha rooms, pantries, and large dressing rooms have been introduced to enable convenient living for residents.
The complex is designed as a car-free eco-friendly park-type complex on the ground, providing leisure spaces for residents. Additionally, all household parking is planned to be 100% underground, allowing residents to move their vehicles conveniently.
‘Godeok New Town Jeil Punggyeongchae 2nd Edu’ plans to open its model house in July and begin full-scale sales. The model house is located at 623-4 Jukbaek-dong, Pyeongtaek-si, Gyeonggi Province.
