[Asia Economy Reporter Onyu Lim] Lotte Construction announced on the 25th that it will launch sales next month for ‘Gireum Station Lotte Castle Twin Gold,’ a redevelopment project in the Gireum Station area of Seongbuk-gu, Seoul.
The complex consists of two buildings ranging from 5 basement floors to 35 above-ground floors, with a total of 395 units sized 59㎡ and 84㎡ (exclusive area). All units are small to medium-sized, preferred by buyers, with about 55% of them, or 218 units, available for general sale.
The general sale units by size are ▲59㎡A 38 units ▲59㎡B 104 units ▲59㎡C 57 units ▲84㎡ 19 units.
A major advantage is that it is an ultra-station area complex right next to Gireum Station on Line 4 within Gireum New Town. The complex is directly connected to Gireum Station via an underground passage, allowing quick access within 15 minutes to central business districts such as Jongno-gu and Jung-gu using Line 4. Additionally, Gireum Station is planned to be a transfer station for the upcoming Gangbuk Transversal Line, enabling the complex to enjoy the premium of a double station area.
Residents can also enjoy the abundant living infrastructure already established in Gireum New Town immediately upon moving in. Hyundai Department Store and E-Mart are within a 10-minute walk, while Lotte Department Store, Homeplus, and CGV are within a 10-minute drive. Furthermore, Gireum Market and Gireum-dong Cultural Complex Media Center are all within walking distance, providing shopping, administrative, leisure, and everyday conveniences.
The complex also boasts excellent school districts. Prestigious domestic schools such as Yeonghun Elementary, Yeonghun Middle, Yeonghun High, Da-il Foreign Language High School, and Gyesung High School are located nearby. In addition, about ten elementary, middle, and high schools including Seoul Mia Elementary, Seoul Sunggok Elementary, Seoul Gaewoon Elementary, Sunggok Middle, and Seoul Urban Science and Technology High School are within walking distance, expected to receive strong interest from parents.
Notably, the complex is adjacent to Gaewoonsan Park, which spans 320,000㎡, along with Buk Seoul Dream Forest, the largest urban park in Seoul, and also features an internal park, allowing residents to enjoy a pleasant living environment in the city.
It also has abundant development prospects. Last year, Gireum New Town successfully completed its project and established itself as a new residential town with 20,000 households. In addition, Mia New Town, with about 16,000 households, directly adjacent to Gireum New Town, and the redevelopment project of Sinwolgok 1 District near Gireum Station are actively progressing.
Once development near Gireum Station is completed, approximately 2,200 apartment units, 700 officetel units, and academy districts will be established, making the area the largest residential belt in Gangbuk. The residential environment will also be greatly improved, increasing the future value of Gireum Station Lotte Castle Twin Gold.
A sales official said, “The complex is an ultra-station area where residents can move directly to the station, and it has locational advantages that allow residents to enjoy the core living infrastructure of Gireum New Town within walking distance, so high demand is expected. In addition, with development prospects near the complex and the product quality of Lotte Construction’s residential complex facilities, a strong subscription fever is anticipated.”
The model house is scheduled to open next month at 226 Gosan-ro, Seongdong-gu, Seoul.
